    Work Starting on New Five-Story Building at Grandview Yard, Condo Units Selling

    Construction is underway on the latest new addition to Grandview Yard — a mixed-use building featuring ground-level retail with four floors of apartments above.

    The new building, to be called the Manchester, is located at the southeast corner of Yard Street and Junction Way. Parking will be available in a large garage just to the east, which also serves office workers in the new Nationwide Corporate Campus. As many as 3,000 Nationwide employees will eventually work in the development.

    Meanwhile, Grandview Yard developer Nationwide Realty Investors (NRI) held a launch party last night for 828 at the Yard, the five-story condo building first announced in May. Floor plans and pricing have been released for the condos – prices range from $425,000 to $499,000 – and Tina Guegold of NRI said that a handful of the units are already in contract.

    Also under construction is the other for-sale product at Grandview Yard – Wagenbrenner Development’s Homes on Pullman Way. Eric Casto of Wagenbrenner said that two single family homes and one townhome in the project’s first phase have been sold, with another four units in contract.

    “The landscaping and opening of the street is dramatically helping to visualize the quality of the finished product and NRI’s rapid build-out in the apartment, office, retail and on-site community center are helping the new community take shape,” said Casto. “This helps prospective buyers make that leap of faith in the still-early stages of our for-sale residential phase.”

    Both the 828 at the Yard condos and the Pullman Way townhomes are eligible for 15 year, 50% property tax abatements.
