While presenting a new plan for a rooftop patio at the Smith Bros’ Hardware building at the Downtown Commission Meeting this morning, an unannounced plan was sprung upon commissioners to add a second patio to the historic property. This patio would be much lower in elevation than the former, as it would be centered around the front entrance of the building on the ground floor, creating an entryway for office workers and visitors to Smith Bros’.

“The building has always lacked a sense of entry,” said Capitol Equities Principle Todd Kemmerer at this morning’s meeting.

The commission members were enthusiastic about the concept shown, albeit surprised by the concept not being formally submitted in advance.

“It looks fine, but you’re going to have to submit drawings,” said Commissioner Bob Loversidge. “I think it’s great — having something there will be great. But you need to submit something we can approve.”

Kemmerer confirmed that they would return to the Commission quickly to follow the formal process, as they were interested in moving forward with construction this Spring.
