Second Phase of Bishop’s Walk Condos Selling Quickly Downtown
After the Great Recession of 2007-2009, very few for-sale condos have been built in Downtown Columbus or the surrounding urban neighborhoods. Development has certainly bounced back in a big way in recent years, but the overwhelming number of new living spaces are nearly all constructed as for-rent apartment units.
That means that the second phase of Bishop’s Walk at Neighborhood Launch is a bit of an outlier with 26 new for-sale units currently under construction on Gay Street. With all previous condo units having entirely sold out, the Edwards Companies felt confident enough to move forward with new for-sale product, and the response so far has been great for the developer.
“Of the 26 units under construction, we already have 17 that are sold or in contract,” said Kim Ulle, President at Eclipse Real Estate Group, a division of The Edwards Companies. “There’s pent up demand for condos, specifically from people who want to be here on Gay Street. Some of them are already here renting at The Normandy and waiting for construction to complete.”
Ulle said that three of the buyers in the new Bishop’s Walk building opted to combine a second-and-third-level townhome unit with the lower-level “garden flat” unit below it to create an even larger combined living space.
“We can still do that easily this early into the construction schedule,” she explained. “That makes those units some pretty big dollar purchases, so we’re both surprised by that and happy with that.”
Available condos at Bishop’s Walk range from 674 square foot one-bedroom flats for $171,800 up to two-bedroom 1,724 square foot townhomes for $491,400.
