    Scaled-Back Residential Project Proposed for Dennison Avenue

    Borror Properties has been keeping busy in the Short North; they’ve proposed a 16-unit apartment building on West Third Avenue, more residential for the corner of Summit and First in Italian Village, and recently received approval for the 24-unitĀ Prescott and PearlĀ apartments. They have scaled back plans, though, for what could be their largest project yet in the neighborhood; 69 units on a 1.2-acre parking lot at the corner of Dennison and Starr Avenues in Victorian Village.

    The new proposal – which calls for 53 apartments on the north side of the property, 12 brownstone-style townhomes on the southern portion of the site, and four carriage houses – is a departure from the 101-unit apartment building first presented to the Victorian Village Commission in March. That commission meeting attracted many residents with concerns about the scale of the project.

    ā€œWe have met with the neighborhood twice since our first commission meeting in March,” said Jeff Baur of Borrar Properties. “We have listened very clearly to their concerns, as well as those of the Victorian Village Commissioners, and look forward to presenting our revised plan at the May 8th commission meeting.”

    The proposed apartment building is four-and-a-half stories at the corner of Dennison and Starr, stepping down to three-and-a-half stories further south along Dennison. Both portions of the building would have recessed top floors.Ā The townhomes and carriage houses would be two-and-a-half stories and be offered as for-sale products.

    Parking for the apartments would be accommodated by a below-grade, first-floor garage,Ā while the townhomes would have garages accessed from an interior court; all told, the project would have 101 parking spaces.Ā
