Borror Properties has proposed a 75-unit apartment building on the southwest corner of Main and Front streets Downtown. Four floors of apartments would sit on top of a two-story parking garage, replacing a two-story building that was once home to the Red Zone nightclub.
It would be the first project in the River South district for Borror Properties, which currently has multiple apartment and condominium developments proposed and under construction in the Short North, as well as a large mixed-use project proposed for the Penn West section of Downtown.
“We’re pretty excited about the (River South) location,” said Jeff Baur, Executive Vice President of Development at Borror. “It’s a great market to continue to do what we’re doing in the Short North… to expand that to different neighborhoods.”
Baur said that the height of the building — which because of a grade change will stand six stories on Ludlow Street and five stories on Front Street — was limited by the expense of providing enough parking within the relatively small footprint of the building.
The two levels of parking will provide 68 spaces for the mix of studios and one- and two-bedroom apartment units. No retail is planned for the ground floor.
The proposal was submitted to the Downtown Commission and will be given a conceptual review at their next meeting on October 20th.
