    Project Update: 250 High

    250 High was approved by the Downtown Commission in August of 2013 and construction started soon after – since then, downtown observers have watched as a former vacant lot on the east side of High Street between Rich and Main streets has filled in and the latest addition to the Columbus skyline has come into focus.

    The development is now in the home stretch – the first residential units are expected to be delivered by September, and the first office tenant is scheduled to move in on July 1st. First floor retail is also on track for late summer or early fall – Harvest Pizza owner Chris Crader will be bringing a concept to the southern end of the building that will utilize over 7,000 square feet of space and will include an outdoor patio.

    Todd Moroz of Kaufman Development, who is partnering on the project with the Daimler Group, said that demand for the rest of the retail space has been surprisingly strong. A national retailer and a regional bank have shown interest in the remaining space, which totals about 8,000 square feet and will likely be broken up into two or three storefronts. 

    Office tenants signed on so far include Resource/Ammirati, Coyote Logistics and project architect NBBJ. Office users will take up the second through sixth floors, with apartments on floors seven through 12. All building users will have direct access to the adjacent Rich Street parking garage, where 700 of the garage’s 3,600 spaces will be reserved for 250High tenants.

    Moroz said they have been thrilled to work with Daimler, a company that brings a lot of experience and expertise to the project, especially in the office market. The Kaufman/Daimler team also recently announced a 17-story mixed-use building off of Columbus Commons.

    Moroz added that that the rapidly-developing area right around the new building – Highpoint on Columbus Commons is just to the north, the Julian is a block west, and Lifestyles Communities is building 8 stories on the northwest corner of Rich and High and ten stories on the southwest corner – only serves to improve the market for new retail, office and residential.

    “It won’t be long,” he said, “before all of these developments create a distinct district within the city with its own personality.”
