Leasing has started on the latest phase of new apartments at Jeffrey Park in Italian Village. About 48 units in three separate buildings will be ready for tenants in September. As those start to fill up, work will continue on another 10 buildings, holding a total of 218 units.
All of the new apartments are located on the eastern edge of the 40-acre development, part of what Wagenbrenner Development had previously called Phase IV but is now marketing under the name Legacy at Jeffrey Park.
Sean Cullen of Wagenbrenner provided the latest update on this portion of the project, adding that a four-story parking garage that will serve the new apartments is also under construction and should be completed by early October.
Rents for the new apartments will range from $1,345 for the smallest one-bedroom unit to $1,795 for a two-bedroom unit with two bathrooms.
Cullen said that work is scheduled to begin this fall on the next phase of the overall development, which consists of two apartment buildings on the east side of North Fourth Street, between Neruda Avenue and Warren Street. Those buildings, which will contain a total of 86 apartments, will likely not be completed until the fall of 2018.
Meanwhile, construction has been steadily progressing on the for-sale townhomes in the middle of the development. Wagenbrenner partner Joe Williams said that with the first block of homes mostly sold, work will start in the next couple of months on the next section, south of Neruda Avenue. Prices for those units start at around $500,000.
Cullen added that future phases — which would fill in the southern portion of the development site — “are in the works.” Possibilities include a smaller efficiency apartment product as well as office, retail, and an additional parking garage.
