New, Shorter Design Presented for Short North Office Building

The Wood Companies and Schiff Capital Group have scaled back their proposal to build on the city-owned parking lot at 711 North High Street in the Short North. The developers originally presented an 11-story concept for the site, but now will move forward with plans for a nine-story building after taking the latest iteration to the Victorian Village Commission on November 12th.

“At the commission’s request, we lowered the building from 11 stories to 9 stories,” said Mark Wood, President of The Wood Companies. A number of commissioners at the October 8th commission meeting expressed concern that an 11-story building would overwhelm the surrounding historic structures.

Wood said that the revised design received “favorable feedback” from the commission when it was presented earlier this month. He added that they hope to return to the commission in December to seek final approval of the project.

The new plan retains the basic program of the original concept — office space above parking, with ground floor retail and a spot for a roof-top restaurant. Submitted renderings reveal more details of the restaurant concept, showing glass walls and ceilings that would be almost fully retractable, leaving a large outdoor dining space with views of High Street below and Downtown to the south.
