    New Details Unveiled on Six-Story Lane Avenue Development

    Nearly a year after it was first unveiled, a six-story development planned on Lane Avenue will return to the Upper Arlington Board of Zoning and Planning next week for continued review. The proposed building at 1640 Lane Avenue would include two ground-floor restaurants — one being a J. Liu location — with a 118-room Home2 Suites by Hilton hotel on the upper five floors.

    “The scope of the project has changed significantly from what was proposed last year,” explained Michael Forejt, Associate with the project’s architectural firm Meyers + Associates. “The prior proposal included a hotel, restaurant/retail, apartments and a multi-story structured parking garage. The building in the prior proposal also extended five stories all the way to the northernmost property line. In response to feedback from the neighbors, we reduced the scope of the project to a hotel and restaurant/retail and condensed the mass of the building towards Lane Avenue, keeping it as far out of the residential area as possible.”

    Forejt said that comments from the community have been positive during the process.

    “Many people we have spoken to express that they are happy to see continued development along Lane Avenue and the amenities that come with it,” he added. “Some concerns that we have heard have to do with traffic, parking, streetscape improvements and pedestrian experience. We’re working with the neighbors and the city of Upper Arlington we hope to address these concerns.”

    The new building would be the latest in a series of new developments and proposals for the area that have added verticality to the City of Upper Arlington recently. The proposed development would be located directly next to The Lane, a five-story mixed-use property completed by Crawford Hoying in 2013, and not far from the proposed seven-story Upper Arlington Gateway project.

    The north side of the new building will include a surface parking lot and garage, which will include a total of 160 spaces.

    The Board of Zoning and Planning Work Session where the development will be discussed will take place on Monday, February 6 at 6:30 p.m.
