    New Apartments Proposed for Space Behind Smith and High Building

    A new proposal calls for an 18-unit apartment building behind the existing Smith & High development at 1254 N. High St. It would require the demolition of a one-story, 1970s-era building that has held a range of different office and retail users through the years.

    The plan will be presented on Thursday to the University Impact District Review Board (or UIDRB, formerly known as the University Area Review Board).

    A first-floor parking garage in the new building, which is being called Smith & High Flats, would have space for 22 cars. The residential units above would be mostly one-bedroom units, ranging from 760 to 1,750 square feet, with the third floor apartments featuring higher ceilings and “mezzanine lofts.”

    Dan Ferdelman, city staff to the UIDRB, said that the project will not require any zoning variances – it provides enough parking and is not too tall based on the recently-updated University District code.

    The architect for the project is Meyers + Associates, the same firm that designed the original Smith & High development, which was built in 2008 and consists of two three-story buildings fronting High Street with ground-level retail and apartments above.

    The surface parking lot that serves that project will not be affected by the new development.
