Included in the $300,000 price tag is the franchise, franchise transfer fee, leasehold improvements, lease, and all equipment inside the shop.

Kilwins opened its doors at 662 N. High St. in May 2019, operating for less than a year before temporarily closing in late March 2020 due to the coronavirus pandemic.

Listing broker Randy Sokol sees the sale as a great opportunity for the right buyer. The previous franchisees made investments in the space totaling more than the current sale price, giving the potential new owners a quicker and more cost-effective entrance to a prime piece of built-out real estate in the heart of Short North.

Sokol also notes limited competition int he neighborhood. While there are ice cream spots like Jeni’s and Dulce Vida, Simply Rolled and CRMD farther north in the neighborhood, there are no other chocolate shops.

The franchisees continue to operate Kilwins at Bridge Park in Dublin, 4549 Bridge Park Ave., which opened in December 2017.
