    First Townhomes Sold in Jeffrey Park, More on the Way

    2016 is shaping up to be another big year for Wagenbrenner Development’s Jeffrey Park, with construction of the project’s first for-sale units ramping up and planning for future phases beginning to solidify.

    Joe Williams, Wagenbrenner Partner, said that now that the community center at the corner of North Fourth Street and First Avenue is completed — and with the Foundry apartments to the east of that nearly complete and about 80 percent leased — the team is turning its focus to land south of Auden Street.

    Three townhome units have been completed out of a total of 38 planned for the block bordered by Auden, North Sixth, Nerdua and the existing Vetro Lofts building on Civitas Avenue (directly to the west is Mulberry’s Jeffrey 25 development, which is currently under construction).

    Williams said that construction is scheduled to start on two additional three-unit buildings soon.

    “We haven’t been aggressively marketing these, but demand has been strong,” said marketing and sales director Eric Casto. “We’ve actually put our model and one other unit in contract.”

    Price points will start in the $500,000 to $600,000 range.

    “Five hundred is the new three hundred,” said Casto. “Five years ago I could count on one hand all of the $500,000 transactions in both the 43201 and 43215 zip codes, and now it’s just boom, boom, boom.”

    While most of the new townhome block was designed by BBCO Design, Wagenbrenner decided to insert one building into the site that features the more traditional look of their Harrison Park townhomes, which were designed by the Keiser Design Group.

    “We have two different architects on this project, because we really have two different feels,” said Williams. “We were so thrilled with the success of the Harrison Park townhomes – we sold 12 of them in the second half of last year without blinking — that we decided to pull three of those over here, just to mix up the architecture a little bit.”

    For the next block south, plans call for a similar layout of for-sale units, with the linear courtyard in between the rows of townhomes being extended to what will eventually be a park south of Cornelius Street.

    This year will also see the start of construction on the next phase of apartments in Jeffrey Park — a five-story building that will sit on the eastern edge of the development site.
