    High+Cherry Apartment Building Plan Drops to Seven Stories

    An 11-story Downtown building proposal that was approved for construction in 2016 went back in front of the Downtown Commission this morning for reevaluation. Developer Crawford Hoying presented an updated plan that reduces the overall height of the building to seven stories, and the total number of apartments from 120 to 70.

    “A primary goal of our project at High and Cherry has always been to provide class A quality, hyper-efficient, smaller apartments that effectively bring the cost of Downtown living to within reach of entry-level professionals,” explained Nelson Yoder, Principal at Crawford Hoying. “Our experience has proven out that this younger workforce does indeed value location above apartment size.”

    To adapt to those changes, many of the units have been reduced in size, with 25 of the apartments classified as “Micro Units” measuring approximately 425 square feet, but utilizing the latest in furniture technology to maximize space.

    “An additional aspect to our new approach is a proposed five foot encroachment above the right of way on Cherry Street,” he stated. “This move provides a covered section of pedestrian path along this route that connects High Street and the Scioto Mile without compromising truck or other vehicle access. The additional floor space located high above the sidewalk afforded by this technique improves overall efficiency significantly.”

    The updated plan also includes changes to the parking and retail space layout. The number of car parking spaces has been increased from 22 to 47, and the number of indoor covered bike parking spaces has been reduced from 60 to 18. The ground floor facing High Street was originally slated to contain 2,100 square feet of retail space, which has been replaced with a lobby and leasing office for the apartments above.

    Yoder stated that they hope to finalize the plans by the late summer or fall and move forward with construction once all approvals are completed. The commission voted to approved the certificate of appropriateness for the project at today’s meeting.
