The Edwards Companies received the green light from the Downtown Commission this week to begin excavation and utility work on their six-story mixed-use project at 85-111 North High Street.

Kim Ulle, President at Edwards-affiliate Eclipse Real Estate Group, said that they hope to start work on the site in January, with a goal of final completion by late 2017. She stressed, though, that the phasing of the buildings has yet to be worked out, and one or more portions of the project could open before that.

The new development, which will fill in the entire west side of High Street between Gay and Long streets, was first brought before the commission in July. The plan at that time called for 164 apartment units, three levels of parking, and about 25,000 square feet of ground-floor retail space.

The most significant change made for this month’s meeting was the addition of 12 apartment units on the second floor of the development. Those units would overlook High Street and back up to the interior parking garage – in the previous iteration the parking on the second floor extended all the way to High was simply screened from view.

While the project is now free to move forward, the developer is required to come back to the commission for final approval of certain exterior details. Jeff Edwards, President of Edwards Companies, has also said that they hope to return at at future date with a plan to extend the building vertically at the corner of Long and High, adding apartments or a hotel on top of the approved parking garage and ground-level retail.
