    Four Short North Developments Opening this Summer

    The finish line is near for a handful of significant mixed-use developments in the Short North, with the first scheduled to start coming online in May. All told, the four projects are poised to bring an additional 274 apartment units, 34,000 square feet of office space, and over 16,000 square feet of retail space to the neighborhood. Each development also features its own parking garage, offering a grand total of 412 new spaces.

    Although the total number of new apartments is significantly less than what is expected to be completed by this summer in the University District, the new Short North projects will have a big impact on the neighborhood. And with another wave of new developments either proposed or under construction nearby, the rollout of these projects will likely be watched very closely.

    • Hubbard Park Place – This seven-story, mixed-use development at the southeast corner of West Hubbard Avenue and Park Street was first brought before the Victorian Village Commission in late 2013. The project, from the Wood Companies and Schiff Capital Group, will offer 101 apartments, 145 parking spots and 12,000 square feet of office space. With upscale finishes and amenities, the apartments are aimed squarely at the top of the market; the most expensive two-bedroom, 1,464-square-foot unit is priced at $4,450 a month, while a 1,000-square-foot one-bedroom is $1,775. The first move-ins are expected in late summer.
    • The Brunner – Also being marketed under the Wood Companies’ Boutique Collection brand, this six-story, 33-unit building is located at 940 N. High St. Opening in mid-summer, the one-bedroom units range from $1,750 to $1,875 per month. Second-floor office space was added to the project in 2015, and Grandview-based THREAD has been announced as the first-floor retail tenant.
    • The Castle – Clocking in at eight stories and offering 105 apartments, 11,000 square feet of retail, 12,000 square feet of office space and a 210-space public parking garage, this Borror Properties project is the largest of the new offerings. The first move-ins are scheduled for June, but the new White Castle restaurant – which will be located on the first floor and will feature a drive-thru window accessed through the parking garage – is scheduled to open in early May, along with the garage, a leasing office, and the new Borror Properties corporate headquarters. Orange Theory Fitness and two other, undisclosed, first-floor tenants are scheduled to open in late summer or early fall. Prices range from $945 a month for a 571-square-foot studio to $2,495 for a two-bedroom, 1,765-square-foot unit.
    • Third and High – Although an official name for this Stonehenge Company project has yet to be released, the 35-unit building at the southwest corner of West Third Avenue and North High Street is also on track for a summer opening, likely in July or August. Pricing has not been set for the apartments, which will each have one bedroom and offer a little over 600 square feet of living space. No tenant has been announced for the first-floor retail space.

    Portions of both the nine-story office building at 711 N. High St. and the four-story office and retail development at 900 N. High St. are also scheduled to be open before the end of the year, although neither project has a residential component.
