    East Third Avenue and N 6th Street
    The three are facing south on Third to the east of 6th.
    The two furthest east are custom design/builds.
    The first one is a Joe Armeni home that is reportedly already under contract.

    Has anyone heard anything regarding the development at the NE corner of Detroit and Beacon? Or any of the Detroit Ave. projects for that matter?

    Back on March 17, Walker posted “Vacant Lot in Italian Village May See Residential Infill”

    Does anyone know anything more about this project? It has been presented to the IVC at least five times and changed ownership along the way.

    It originally went to the IVC as a joint project between Elford an the property owner. It involved a double at 921 Mt Pleasant and the vacant lot (formerly 32-36 E First Ave) at First & Mt Pleasant. Plans were to add a garage for the double with a living unit above the garage. And, build two town homes facing First Avenue, with a four car garage behind them and two living units above the garage.

    In late June, Borror Properties bought the property, under their Wood Run Partners LLC name.

    In July Wood Run presented it to the IVC as a combined project that sounded exactly like what Elford had presented.

    In August it was presented to the IVC as two separate projects. Add a garage to the double at 921 Mt Pleasant, but no living unit above the garage. And, build two town homes on E First with a four car garage behind them, and two living units above the garage.

    It was back on the September IVC agenda with a lot more finish details.

    The City is rather slow at posting the minutes for commission meetings. As of today, the most current minutes are from the July meeting.

    The image below is date in July. I assume many details have now changed, but don’t know.

    Driving southward on Summit at E.5th Ave yesterday, I noticed they were installing a few design rendering signs at the edge of the the old gas station/taxi stand/cross-training lot on the SW corner of Summit & 5th Ave. So it appears they’ll likely break ground on that large project pretty soon.

    Anyone know what’s going in across from Little Rock Bar at 4th St and 2nd Ave? They’ve been tearing up the ground there, but it’s not a huge spot, so I’m assuming a new house?

    This application was conceptually reviewed at the April 21, 2015 IVC hearing. An application, site plan,
    photographs, and elevation drawings have been submitted.
    New Construction
    Construct a new, two-story, frame, two-family dwelling with attached garage, per the submitted site plan and
    elevation drawings.
    Siding to be 5 1/4 ” HardiePlank siding with 1 x 6 wood trim on the first and second floors, and 7 ¼” exposure on
    the third floor.
