    I’d like to see Menards regain interest in it… Or The Anderson’s. ….. At on e point, Menards had drawn up plans and were seriously looking at Westland as an expansion point – then the recession hit, and something changed with the Morse Rd land, and they built up there. I still think that kind of retail could work. Or, funny enough, something like a Bass Pro Shop.

    Anyway. Ah, Weston. Always a trip when these threads resurface.

    I know what area you’re referring to, but New Albany, Gahanna, and nice parts of Westerville aren’t very far from Easton at all. Without those, I’m pretty sure the current incarnation of Easton wouldn’t exist.

    Westland is one of those malls I root for, but don’t see developers jumping at the opportunity for it. Tuttle is 10 minutes north of there, along with the Mill Run and Hilliard Rome strips 5 minutes north or west of there. 10 minutes to your south is the growing part of Grove City, where mall rumors seem to fly every so often, and 5 minutes south are the strips at Georgesville. It just seems like too competitive of an area to get Westland the development dollars it needs to be successful. Not to say it can’t happen…

    I went to Feast of the Dragon a little while ago and it still shocks me how blighted Soldano and the whole Broad St corridor has become. The casino is nice because it replaced the vacant Delphi auto parts plant, but beyond that and a few jobs it isn’t doing much for the surrounding area.

    The Anderson’s would be nice as that Kroger is lacking. I wonder though how hard it would be to convince a major retailer to go in seeing all those vacant storefronts and knowing about all the similar retail five to ten minutes away in several directions.

    Many of the apartments that are behind the mall are vacant and boarded up. From my understanding the developers of the mall had purchased all of that land for future development, but that based on speculation and hearsay. Until something happens at the mall site I don’t see how anything else is going to improve there. The casino is nice and it does bring people to the west side, but it does nothing to keep them anywhere else except inside the casino.

    Seems to me like Menards is doing pretty well. They just opened a HUGE store on 23 around Lewis Center/Delaware.

    Funny that this thread was at the top of the list while I’m drinking my morning coffee. Just last night I was surfing the casino district via the maps on Franklin County Auditor and came back to the mall. In the past the map of the actual mall building was broken into several segments and clicking on each one of them brought up a different parcel – all within the main building. Last night I noticed that not only has most the mall been converted to one building/parcel on the map, but in January of 2013 the whole place shifted from Weston Town Centre LLC to the same name. On the auditor map of the property you can still view all of the lines that used to separate it but now they almost all read as the same parcel #. Then my other half reminded me that one of the big development problems cited in the past was that the entire property was divided into separate parcels and each would have to be rezoned (or something) in order to make it one continuous property. Perhaps this is something taking place behind the scenes. At this point a vacant field would be an improvement.

    A vacant field would be a huge improvement and it is what makes Hilliard Rome and parts of Grove City far more appealing to developers. As it is now the developer would have to have or procure funds for the demo of the existing buildings. There is really nothing worth saving.

    Since it was a mall I doubt there would be outside funds available for site cleanup as with the Delphi/Casino plot.

    I’m usually one for the reuse of vacant buildings but in this case, I think they should start up the bulldozers and start over from scratch all along most of Broad from the highway to Wilson. Many of the vacant buildings I could not hit with a one wood from Broad. Bring them up to the street. And while they’re at it, give Broad a road diet. There is no reason for 8 lanes of traffic.

    Correct me if I’m wrong, but if Westland is torn down, would the development that goes into the site have to have zero setback? I seem to remember that being part of the new development overlay for the area. Or is that not the case for the Westland site?

    I also remember reading how there was supposed to be some kind of formal announcement about Westland’s future redevelopment plans this year.

    Mill Run’s in bad shape too.

    I’m sure if Columbus actually wanted Westland, they’d annex it. Probably when the city finds out that worthwhile redevelopment is really happening for sure they’ll annex it. For now though, it would just be a drag.

    True, but they did build a newer Target and Home Depot just down from there. I was just trying to think of potential anchors or big impact retailers nearby to see if there were any voids. Menards definitely is one.

    I worked at The Andersons for 7 years. They’re a great company but retail isn’t their bread and butter. Grain, ethanol, rail, and turf is their focus. Before the recession, there were rumors of expansion at Dublin Rd & Grandview Ave for either a full store or their new “Market” style retail center. In addition, I believe they had looked at Mill Run, Great Southern, Polaris, and Easton locations in the past too but ruled them out for one reason or another. They’ve closed some of their northwest Ohio stores and rumors have flown over the fate of the Brice store for some time.

    Sidenote: Dan Anderson, from their commercials, is actually one of the nicest corporate executives I’ve ever met, anywhere, and runs a pretty good ship for their retail side.

    So, the thing that is hard to remember is that the Westland parcels are inside Franklin’s township – this means that the city’s zoning doesn’t comply. It’s also the reason that the parcel has been so hard to shop to large, national investors (which has been happening continuously by the development group for years)- no city tax bennies.

    Remember – that casino parcel had to be annexed, to be part of Columbus.

    And there is a zoning overlay that calls for zero setback, if more than 50% of the building is altered.
