Local Real Estate Sector Expected to Remain on Growth Track in 2015

The Columbus chapter of the Urban Land Institute released their 2015 Real Estate predictions last week, providing an industry forecast as to what may take place in the region within the realm of development and construction in the year to come. The report is compiled based on a survey of local real estate professionals, city planners, developers and others within the field. The group generally paints a pretty positive picture of development in Columbus in 2015, with certain sub-sectors performing better than others.

Zillow Predicts Breakthrough Year for First-Time Buyers in 2015

Zillow’s predictions for 2015 are all about buyers – especially young home buyers – having their best shot in years at finding a home. First-time buyers who stayed out of the market – either for demographic reasons or because they just couldn’t find the right entry-level home – will have a breakthrough year, according to Zillow.

Apartment boom hitting all major Midwest markets

Christy Lockridge, principal with the Chicago office of Prudential, has seen the trend: Today’s renters increasingly want to live in the center of urban areas. They want to live near public transportation. They want to be able to walk to restaurants and shops. They want to live largely without having to jump into a car each day.
Marcus & Millichap has reported on this trend, finding, for instance, that developers in 2013 and 2014 will have delivered about 2,220 new apartment units to Milwaukee. The company reports that developers brought 2,280 new apartment units to Indianapolis in the first three quarters of this year and about 4,300 units in Columbus during the last four quarters.

Home Values Rise For Central Ohio Homeowners Previously Underwater

Many homeowners in Central Ohio whose property value declined during the housing crisis are breathing a sigh of relief. It’s estimated that there’s been nearly a 50 percent drop in the number of Central Ohio homes underwater.
And local experts say 2015 will be a great time to refinance or sell a home.

Central Ohio Housing Report – January 2015
There were 2,283 central Ohio homes and condos listed for sale in January 2015, a 51 percent jump over the previous month and a 4.8 percent increase from January 2014, according to the Columbus REALTORS® Multiple Listing Service (MLS).

The proximity to the US population seems to be tossed around quite a bit but I was surprised at the Canadian figure, eh. It makes sense just never hear it mentioned, eh.

Fewer homeowners underwater on mortgages in Central Ohio

Some homeowners can’t sell their homes because they owe more than the homes are worth. The negative equity rate in Columbus has fallen, according to a report released by Zillow, in another promising sign of improvement in the housing market.

Columbus Real Estate Market Heats Up

Houses and condos in Central Ohio sold at a brisk pace in May. Columbus Realtors reports nearly 3 thousand units changed hands last month, that’s nearly an 18 percent increase over April. It’s 8 percent more than were sold during the same period last year.

Columbus Named 15th Hottest Real Estate Market in US

If you’ve bought a home (or attempted to buy a home) in recent months, then you’ve probably already realized that the local housing market has heated back up quite a bit here in Central Ohio. Realtor.com confirmed that in a recent evaluation of the top housing markets in the US, where Columbus clocked in at number 15 on the list. The analysis on home sale data from June shows that national median list pricing is up 7% from 2014, and median days on market is down 7% from 2014.

Last month, Realtor.com named the Columbus market as one of the hottest in the country. Today, Realtor.com has released a report of the latest home sales data that drills down by individual zip code, and has determined that 43085 in Worthington is the 2nd hottest housing zip in the entire US.
