    I don’t understand why in Columbus they build apartments as “extended stay hotels” in areas zoned for manufacturing instead of simply requesting a rezoning. That area is already full of residential so it seems like it would be an easy rezoning decision.

    Hotel properties do not have to follow the same code requirements as apartments, namely parking. Hotel designation requires 1 space per unit while apartments are 1.5 – that’s a big difference in a neighborhood already short on space.

    City Council was supposed to address the issue back in January 2014 according to an old Dispatch article (http://www.dispatch.com/content/stories/business/2014/01/26/new-rules-likely-for-long-stay-hotels.html) however I see no mention of it in the minutes or agendas from back then… Makes me believe there was some serious lobbying on behalf of various development groups to stifle the proposal.

    Thanks, Josh! It seems way to much to have 1.5 parking spaces per unit. Especially in places with on-street parking.

    Especially when some of these new apartment developments are 75% (or more) one-bedroom units.
