Due to a confluence of favorable market forces, formerly down-and-out housing markets across the country are rebounding. Tight inventory of homes for sale and a dearth of new homebuilding are convincing buyers and investors to now consider neighborhoods they previously ignored.

Columbus is a prime example. Apartments and infill housing are being built at record pace, to reflect and accommodate shifting demographics. Between 2006 and 2016, Columbus added 18 new renters for every home owner, on average. Understanding how the market is developing is crucial for investors, buyers, or whoever else may want to profit.

The city is projected to add upwards of 1 million new residents over the next 40 years, pushing the housing market in uncharted territory. Meanwhile, the affordability problem remains unsolved, with many Central Ohioans priced out of the market. Columbus was one of 22 of the nation’s largest 100 cities to switch from majority owner-occupied to mostly renter-occupied during the decade.

New developments’ inability to keep up with housing demand leaves a gap in the housing market, despite the flow of capital. Not only are more developers needed to increase product, but renovating existing unproductive property is a more than viable solution.
