    Changes Coming to Two Prominent Corners in Weinland Park

    With the purchase of two carryout stores in Weinland Park last week, Campus Partners has stepped up their efforts to shape the neighborhood’s future. The stores are both on North 4th Street – Kelly’s Carryout sits at the southwest corner of 11th Avenue and D&J Carryout at the southwest corner of 8th Avenue.

    Erin Prosser of Campus Partners said that plans are still being developed for both sites, and that neighborhood input would be critical to the decision-making process; “we want to allow time to fully engage with the community to find the best uses.”

    The Kelley’s site is the larger of the two and could see a significant development – Campus Partners released a rendering of a three-story, mixed-use building that they said was meant to give a sense of the scale and possibilities of the site.

    Wagenbrenner Development has been retained to work on the environmental remediation of the site, which used to be a gas station. Wagenbrenner has been active in the neighborhood, building new single-family homes and renovating 24 row house buildings on 11th Avenue, which city and university leaders have long hoped to transform into an attractive gateway for those traveling to campus from Interstate-71.

    A two-story apartment building directly across 4th Street from the Kelley’s site was recently demolished as part of the row house work – Michael Amicon of Wagenbrenner said there are no concrete plans yet for the site but they are looking into the possibility of retail at the corner. 

    Demolition is not likely for the D&J carryout building – Prosser said that it will be renovated and will have a commercial component, but what type of business fills the space will be decided based on feedback received from nearby residents. Campus Partners will transfer ownership of the building to Community Properties of Ohio (CPO), which has renovated multiple row houses and other buildings in the neighborhood.
