An upscale, four-unit townhome project by local developer Brad Howe is currently under construction and should be ready for residents to move in by the end of September. The building, dubbed The Burwell, is located at 42-48 East Fourth Avenue in Italian Village.

Howe, who also developed the Jackson on High, sees a connection between the two projects despite their very different scale.

“During the design of The Jackson we spent a lot of time on exterior detail including the lighting,” he explains. “The Burwell will be lit at night in a subtle way highlighting different architectural elements designed by one of the best – Berardi + Partners. The Burwell will be somewhat visible from High Street so the exterior design goal was to create something that contributes to the area in a positive way.”

The three available units (one is already in contract) each have two bedrooms and two-and-a-half baths and feature fireplaces and custom wood-work. They range from 1,650 to 1,700 square feet, not including the 500-square-foot roof-top terraces that offer residents a private outdoor space with views of the neighborhood.

The price for each unit is listed as $399,900 and comes with a 15-year 100% property tax abatement.

The Burwell was designed with energy efficiency and environmental sustainability in mind; upon completion, Howe expects the project to be awarded LEED for Homes certification by the US Green Building Council.

Howe thinks it’s an added feature that buyers in the Short North will appreciate; “an owner of a home in The Burwell will not only experience lower monthly utility bills but the LEED for Homes certification should add resale value.”
