    Application, Renderings Submitted for Arlington Gateway Proposal

    A formal application has been submitted to the city of Upper Arlington for Arlington Gateway, a seven-story mixed-use project at 1325-1359 West Lane Ave. The proposal – which was presented informally to the city’s Board of Zoning and Planning last month – has now been more fully-fleshed-out, with elevations and renderings giving a clear idea of the look the new building.

    Scott Patton, Managing Partner of developer Arcadia Development, said that the design has been informed by extensive discussion with board members and staff about their preferences for the site.

    “This will be a gateway to their city, so we are treating it really as a partnership,” he said, adding that his team has already done a traffic study and received cost estimates for the various infrastructure improvements that the city has asked be included with any redevelopment of the site. Those improvements include sewer upgrades and possible changes to the configuration of Lane Avenue.

    The proposed building is 96 feet tall and would accommodate 80 residential units, a 220-space parking garage, 20,000 square feet of office space, and ground floor retail. It would take the place of the building that currently holds Darrons Contemporary Furniture, as well as the retail strip center immediately to its west.

    City code states that buildings can be “up to 96 feet for properties east of North Star Road which provide an appropriate transition approved by BZAP.”

    “We want to make sure that there is an appropriate transition,” said Patton, adding that, “the corridor has changed so much, you look at the success with the other projects along Lane, we really think the timing is right for this.”

    The development is currently scheduled for its first public hearing at the March 29th BZAP meeting.
