A 62-unit apartment project near Grandview Avenue is now moving forward after receiving a vote of approval from the Columbus City Council.

The three-story building, from local developer Avenue Partners, is located at 1450 Broadview Ave. A parking garage on the first floor of the building will hold 86 cars and will be accessed from Ida Avenue.

Although the exterior design is different, the project will be marketed as the second phase of the Broadview, a 64-unit building built several years ago that sits directly to the south.

Jason Snyder, President of Avenue Partners, said that the Broadview has been “very successful” and is fully leased; “people love the location, parking garage and upgraded finishes.”

Construction is scheduled to start in early fall, according to Snyder. Elford Development is a partner on the project and will be serving as contractor.

The new building will require the demolition of six duplexes, arranged around a central courtyard, that were built in the 1940s.

The project required several zoning variances, including one for parking (providing seven fewer spaces than code calls for), and for height (the building is 62 feet tall in a a 35-foot height zone).
