    60-Unit Building on East Ninth Moving Forward, More Housing on the Way

    Community Housing Network (CHN) is moving forward with their four-story, 60-unit apartment building on East Ninth Avenue after receiving tax credits for the project from the Ohio Housing Finance Agency. The new building, which will offer affordable one-bedroom apartments for the formerly-homeless, will anchor the eastern edge of a much larger, market-rate project being developed by Edwards Communities.

    The new building will serve as a replacement for the existing CHN facility at 1494 North High Street. That building is slated to be demolished to make room for the second phase of the Edwards project; student housing above retail and parking which will cover the block of High between Eighth and Ninth avenues.

    Ryan Cassell, Development Manager at CHN, said that “we are very excited and honored to receive the tax credits, which are a valuable financial resource.”

    He added that CHN is currently working on finalizing their financing for the project, and hope to start construction by this fall. The goal for completing the building is late summer or early fall of 2016.

    Construction is also set to being soon on the first phase of the market-rate portion of the project, which would add approximately 250 units in multiple four-story apartment buildings. Ryan Szymanski, Senior Vice President of Development at Edwards Communities, said that demolition is now under way after asbestos abatement was completed on the handful of buildings still standing in the block between Eighth and Ninth, east of North Pearl Street. Grading of the site should start within the next couple of weeks.

    Three of those buildings – each a single-family home – had been offered by Campus Partners for free to anyone willing to pay to move them, but the expense and complication of relocating the houses proved to be too much in the end and no takers were found.
