Despite the continued uncertainty surrounding the return of office work, supply chain issues, and the many other Covid-related disruptions throughout the year, there were lots of new development announcements in 2021.

The overall number of project announcements that we tracked in 2021 was up compared to last year; in fact, it was comparable to the level of activity we saw in 2018 and 2019.

As always, some of those projects were approved right away, others were revised and brought back for a final sign-off, and others are still working their way through the process. Scroll down for our list of the urban development projects announced in 2021 that have not yet started construction.

Downtown

The 26-story Continental Centre changed hands early in the year, and the new owners are planning a residential conversion.

The PNC Building is currently undergoing such a conversion, and a new High Line-inspired elevated park will serve new residents and the public.

The Columbus Partnership announced a plan to redevelop 145 S. Front St. in March.

Two proposals – one from the Columbus Downtown Development Corporation and the other from the North Columbus Jaycee Housing and Development Foundation – could bring over 200 new ‘affordable’ apartments to Downtown. A third project would bring 66 below-market units to the former site of the Ohio Democratic Headquarters.

Another potential site for affordable housing is the current United Way of Central Ohio offices.

The Main Bar was demolished near the corner of Main and High, but a formal plan to redevelop the larger site has yet to be unveiled.

A 15-story building was proposed for a key block of High Street.

COTA has big plans for the Greyhound station at the corner of Third and Rich.

A New York-based company wants to turn a nondescript warehouse into a restaurant/bar/event venue.

The largest development announcement of the year came toward the end – a proposed 34-story building on the Scioto Peninsula.

Franklinton

A couple of large-scale developments in the neighborhood announced new phases this year – a redesigned second phase for River and Rich, and a third phase for Gravity that’s been dubbed Greenhouse.

A 15-story building was proposed for 567 W. Broad St.

A local architecture firm has plans for a new office building on Town Street.

A plan for two historic buildings on Rich Street was approved, and a local nonprofit wants to renovate a building that dates to 1882.

Work is scheduled to start next spring on a unique development geared toward survivors of human trafficking.

South Side

Nationwide Children’s Hospital announced its latest expansion plans – including a new 12-story tower – in June.

An ambitious plan for the Whittier Peninsula from late 2019 got a complete redesign in 2021.

A proposal to add a residential component to the former Copious building on South High Street has been presented to the Brewery District Commission.

Also heard by that board was a plan to redevelop a former shoe factory at the corner of Whittier and Front Streets.

A small mixed-use building was proposed for Parsons Avenue.

A Merion Village proposal gained approval after a series of revisions.

A plan to build new single family homes in German Village was relatively well-received by the historic commission.

University District

A new plan to replace the 12-story Harrison Apartments building on Lane Avenue was presented this fall and quickly approved. A couple of blocks to the east, a significant proposal for the corner of Lane and High was presented to the University Impact District Review Board in October.

Just off of High Street, a plan to build a six-story building at 50 E. Seventh Ave. went through a unique process before being presented to the review board.

An endangered building that was the site of the country’s first junior high school could see new life under a plan from Metro Schools that was announced last spring.

Godman Guild, an organization with more than a century’s worth of history in Columbus, announced plans to move and sell its Weinland Park property to a developer.

Near East Side

A plan to redevelop the former Save-a-Lot on Main Street surfaced in the spring.

A four-story building across from the new Adelphi Quarter development on Long Street was approved by the Development Commission in November.

The city’s plan to tear down a building that is listed on the National Register of Historic Places in order to build a parking lot is now on hold after council pulled the funding.

Italian Village/Short North

A complete redesign is planned for a familiar building in the heart of the Short North. And farther to the south, a similar plan was floated for the former Callander Cleaners building.

A new plan for North Fourth Street calls for a five-story building with over 60 apartments.

The first phase of the Lusso development got the go-ahead from the Italian Village Commission in March.

Other Neighborhoods

Two proposals to bring more apartments to Clintonville were heard by the neighborhood’s area commission.

Lots of new ideas for the region’s five major river corridors were presented as part of the Rapid Five initiative.

The renovation of a historic train station in Delaware would bring a mix of new retail and office tenants to the building.

Two five-story buildings were proposed for this Fifth by Northwest corner early in the year.

A historic building in Harrison West will be renovated for residential use.

A housing proposal for Linden sparked a debate about retaining a local businesses that employs neighborhood residents.

A new gas station will be coming to a prominent corner in Milo-Grogan.

Two historic redevelopment projects in Newark are moving forward.

A church plans to redevelop a former Kmart – and adjacent parcels – in Reynoldsburg.

Whitehall announced a plan to add density to the Broad and Hamilton area.

New apartments have been proposed for Gahanna’s Creekside District.
