    420-Unit Tuller Flats Apartments to Break Ground in Dublin This Summer

    Large scale urban redevelopment continues to make progress in the historic center of the city of Dublin as the Tuller Flats project from Casto is expected to break ground this summer. When we first wrote about the development last year, the original proposal called for 392 apartment units housed in 30 new three-story buildings, arranged in a more traditional perpendicular street grid than what much of Dublin is used to.

    The project has now grown to now include 420 apartment units, though the configuration of the site remains mostly the same.

    “We originally had several smaller pocket parks, which we’ve turned into a two acre central green,” explained Brent Sobczak, Project Manager for Tuller Flats. “We have a second two acre greenway running east to west.”

    Sobczak says that roughly 60 percent of the units at Tuller Flats are one bedroom, and around 60 percent of the units include attached parking garage spaces built under the units, accessible from the rear. While many new developments to this scale include a mix of office or retail spaces, Tuller Flats will be purely residential.

    “Given where this site sits, we didn’t feel a mix of uses was appropriate,” said Sobczak. “We’re looking more at the neighborhood as a whole for that mix, so you have retail nearby with Crawford’s development and retail on Sawmill. This development is kind of in the middle of that.”

    Casto is shooting for a Summer 2017 completion timeframe for Tuller Flats. This development is just one piece of the larger Bridge Street Corridor master plan in Historic Dublin, which aims to build out over 8,000 new residential units along with office, retail and recreational spaces. Nearby, the first phase of the Bridge Park development by Crawford Hoying is expected to begin construction this Spring, and will include eight buildings housing 371 residential units. Edwards Communities has also proposed a 324-unit apartment complex just east of Tuller Flats.
