Snyder Barker Investments and Elford Development have teamed up on a 64-unit apartment project on Broadview Avenue between Fifth and Third avenues near Grandview.
The new three-story building will replace six small apartment buildings at 1406 to 1436 Broadview Avenue, all of which were built in the 1940’s and 50’s. It will sit just north of the 20-unit Broadview Mews condominium development, which was built in 2008.
Jason Snyder of Snyder Barker Investments — the developer behind Trotter’s Park in Harrison West and Aston Place and Aston Row in Victorian Village — said that demolition and construction will start soon, and that leasing could start as soon as next summer. The project will feature a mix of one-bedroom and two-bedroom apartments, with two penthouse units on the top floor.
“Our vision for The Broadview is to create a boutique, high-end, apartment experience that is unrivaled in the Grandview market,” he said. “The Broadview’s combination of location, amenities and quality design will set it apart from other developments.”
Snyder said he expects the proximity to Grandview Avenue to be the project’s “number one amenity; the residents will feel connected to all of the shops and restaurants along Grandview Ave while still living in a quiet residential setting with convenient garage parking.”
Plans call for a U-shaped building with a raised terrace in front. A below-grade parking garage with space for over 90 cars would be accessed from a small parking lot along the southern edge of the property.
The project has already received a vote of approval from the Fifth by Northwest Area Commission. A rezoning to the AR-3 apartment category, as well as a handful of variances (the main one being for height, allowing the 45-foot building in a 35 foot district) have also been approved by Columbus City Council and the Development Commission.
