Back in November, we provided you with a list of 12 new apartment developments located in or around Downtown Columbus. Since then there’s been more development announced, proposed and in some cases already under construction. Here’s another list of 11 more apartment developments scattered around the central city, from OSU to Marble Cliff to Gay Street to The Brewery District:

Neighborhood Launch Apartments – The Neighborhood Launch development is growing denser, as The Edwards Companies announced two new five-story apartment buildings would be added to the project. These two buildings will face Long Street between Fifth & Sixth Streets, and add an extra 260 new apartment units to the area. These new apartments will also be located very close to the new Hills Market Downtown Grocery Store, expected to open this summer.

The Leafy Dale – A historic hotel building near Goodale Park in Victorian Village is getting a facelift and an addition next door if all goes according to plan. The Wood Company will renovate the existing building to add 21 new units to the neighborhood, while the additional structure will house two floors of parking facilities with extra apartment units on top.
Harrison West Apartments – A 108-unit apartment was recently approved for development at 947 Perry Street in the Harrison West neighborhood. Developer Wagenbrenner has built much of the new townhome and condo units in this large revitalized neighborhood, and is looking to further development with the addition of more rentals.
Third & Dennsion Apartments – Plaza Properties has proposed the addition of new flats and townhouse style apartment units at the intersection of Third & Dennison Avenue in Victorian Village. Approximately 59 new units will be added by this development, which will replace a surface parking lot.

Born Brewing Company Apartments – The Edwards Company is currently working on converted the Born Brewery Building into 47 new apartment units on South Front Street in The Brewery District. These apartments are located directly across the street from the Brewery District Kroger, and are a very short walk to Downtown, The Scioto Audubon and a new crop of entertainment options in the neighborhood.

Edwards Communities at Third Avenue – Edwards Communities is developing a new apartment apartment complex on Third Avenue located between Olentangy River Road and Grandview Heights. The site will be home to 205 new apartment units and will be located next door to a new Giant Eagle grocery store that is being planned on the northern edge of the Grandview Yard development.

Liberty Place Phase II – The Liberty Place Apartments in The Brewery District quietly broke ground on the construction of their second phase, which will add new luxury apartment units to the Brewery District.

Lennox Flats – Work is almost complete on the construction of the first of two phases of this new apartment complex located off Kinnear Road behind the Lennox Town Center retail site. Phase one include 94 one and two bedroom units, while phase two will add another 100 units to the site.
Marble Cliff Apartments – Preferred Living recently presented a development plan for the neighborhood of Marble Cliff. This development includes 200-250 new apartment units in two four-story buildings located off Dublin Road.

LeVeque Tower Apartments – The most iconic building in Columbus will soon be home to more residents as the LeVeque Tower undergoes a $22 million renovation project that will add new apartment units to the building. The building will also renovate existing office space and add a new boutique hotel into the mix, creating a new mixed-use vibrancy to the building which was primarily office space in the recent past.

Lane Avenue Apartments – The Edwards Company has proposed a new five story apartment building for West Lane Avenue near the corner of Neil Avenue, across the street from The Ohio State University. These apartments will be targeted at students in their layout and pricepoint and will include a covered parking garage within the structure.

I love the idea of adding more housing downtown, but I think that there are going to be too many apartments in the core. I hope that some of the apartments will eventually become condos when the market improves.
By my rough calculations, these 11 plus the previous 12 developments could add approximately 3000 new units. If they’re an even mix of 1 & 2 bedroom units, that means that it would add 4,500 residents to the area.
Considering that these developments stretch from OSU to Grandview to Franklinton to The Brewery District to Olde Town East to Downtown to Italian Village to Weinland Park to Harrison West to The Short North to German Village and beyond… 4,500 new residents does not really sound like a market saturation.
Anyway, I have spoken to several developers who have proactively stated that their very intention is to build condo-quality “luxury” apartments that could be converted to condos for sale in the future whenever the market for condos improves. That specifically includes The Hubbard and Fireproof. I imagine the same could potentially hold true for the Born Brewery Building, LeVeque Apartments and Neighborhood Launch apartments too.
Most “complexes” downtown are running at over 90% capacity so I think the demand apartment living is there.
I know that the Harrison Park “Park Flats” are going to be developed with the ultimate goal of selling them. The Developer committed to the neighborhood that they would initially plat each unit separately, to avoid the cost and hassle later. Also, the first floor parking allows for them to offer 1.5 parking spaces per unit, which makes them more sellable.
Walker – I agree that 4500 isn’t a lot of people, and may even be overstated. From what I have read and heard, most of the apartments coming on line with all of these developments are going to be heavily weighted towards 1 bedrooms, with few 2 bedrooms. The developers are saying people are staying single longer, moving around more, have less job certainty, etc, etc that is driving this trend. Also the older single folks (divorce rate = 50%) is gaining attention.
Most of what I’ve seen has been a pretty split mix of 1 & 2 bedrooms. And the few developments closer to OSU have some 3 & 4 bedroom units as well.
I think we’re still likely to see several more developments announced before the end of the year, so while 4,500 might be a high estimate today, it’s probably not too far off factoring in what could be coming next. I do know of at least 2 other developments that have not been announced yet and are not included in these lists.
I think the 43215 is starting to hit a critical mass.

Not Grandview Heights – by the way, they didn’t have 15 meetings with the developers, they didn’t do site visits, they don’t have the same Mayor as the City of Columbus, or police department, or zoning regulations, or work out partnerships with adjoining businesses to tie-in amenities/landscaping/sidewalks and resources…Fifth by Northwest did all of that working with the City of Columbus, in the City of Columbus… all as volunteers, thanks! We are looking forward to it, but C-bus is much larger than the City of Grandview… you did say “between Olentangy and Grandview Heights”… but, a little credit as 5XNW would be great! If there can be a South by Southwest festival… there can be a Fifth by Northwest area of Columbus.
