Ten years ago this month, Nationwide drew up plans to turn the former Ohio Penitentiary site into the Arena District.
Since then, Nationwide Realty Investors, the insurer’s real-estate division, has executed most of the master plan for the 75-acre Downtown tract. It says it has expanded the concept, and the work isn’t finished yet.
Nationwide Realty most likely will build an additional 300,000 square feet of office space on a portion of the parking lot west of the arena. More condominiums are planned along Spring Street between McFerson Commons and Neil Avenue.
Wittmann thinks that when Huntington Park is completed, it’s possible that another condo tower could rise in the area.
“With Nationwide’s condo tower, I think the whole potential of the area has changed,” Wittmann said. “We can have high-density, urban development here, high-rise buildings.

At 10 years old, the Arena District is filling in and moving beyond

Nationwide was essentially a trailblazer in the downtown redevelopment process. An integrated mix of office space, residential, dining, and entertainment, really set the stage for future projects to come. Now with the future site of the Stadium between the Buggyworks and Arena District and the streetcar initiative, the future for the city is very bright.
Does anyone have any feedback on what the living experience is like in the Arena District?
it has come a long way since the pen sat there, but it still has a long way to go to become a true cohesive, dense uban neighborhood. one problem, not enough housing. i still think if we ever do get light rail, especially for the 315 tech corridor, a station around the stadium-buggyworks area would work out well. they mentioned a tower also, could this be buggyworks phase II. if they build that concept, it might be the coolest looking building and the boldest in architectural style in this city.
I’ve heard that another tower, courtesy of Nationwide, might go betwen the eye center and North Bank Park on the construction parking lot.
Here’s the tower!
Oohhh. Ahhhhh. I live at the Buggyworks now and love living in this area. A couple of the things I think it really needs is a bookstore and some fast food places. The Chipotle closes after lunch! I want something to eat quick and cheap some nights.
There is the second phase of the Buggyworks to add more housing (34 units). Nationwide is going to be building more condos between mcpherson commons and Neil along Spring street.
And then way off down the line, Plaza Properties has spoken of 1,000 units west of the Buggyworks. There are a lot great buildings back there. This is way in the future though.
Right now there are redoing the sewer lines for the stadium on nationwide. There was a leak last night it and done stank.

Where did you find that image?
View with a little bit of the arena:
It’s on Jonathan Barnes’ Architects website. There are several more pics including plans to build apartments/condos ON TOP of the second phase on the Buggyworks. Their link isn’t working on the top of the page, but I found the right one.
sorry wrong link! where’s the edit button?
Here’s the correct link
WOW! Thanks!
yea, that’s the one i was talking about, very cool, like nothing we’ve seen around here. they are probably waiting to see how well north bank sells before they move ahead with anything. 33 in the tower and one in the loft at last count. i’m pretty sure the buggyworks tower is high end stuff.
Hopefully, this will be the start of even more imaginative buildings. I think the views alone, from North Bank to Miranova, are definate selling points. As long as the growth is smart, the area should do well. North Bank, I think, will do very well.
The Arena needs dining. I vote at least a Mitchell’s Fish Market take over where Cotter’s is. Ick. Get Cotter’s out of there and spice up their selection!
Can anyone give me numbers of Arena District employees and residents? Thanks!
phone numbers? :)
Looking for somewhere to crash after a crazy night out in the Arena District?
I wonder if he meant number of people…
Yes, sorry, I am looking for population numbers of day-time employees as well as residents of the Arena District. Recent phone calls to Nationwide Realty garnered nothing other than women, women that could not answer my question. For gosh sake, you would think they would be a little more aware of there ‘District.’ Sigh. Women.
The fifth and final building came tumbling down on the future site of Huntington Park today! It was awesome to watch!
