yeah , i was refering to how the city loosened there guidelines. vince wasnt able to produce the financing for the 4 homes as required. so he was able to start with 1 and use it to do the 2nd and so on. so it broke down to 25,000.

P.S. gallery hop was fun tonight and the bars are packed.....

Oh...and btw...there's also the free 30,000.00 per home program as well.

http://td.ci.columbus.oh.us/NeighborhoodsandResidents/housing/developer/development_program.asp

p.s. That next broke artist you talk to...you may want to fill them in on that. It's a 30,000.00 home loan...that they don't have to pay back. Credit isn't required...low income is...and here's the deal on paying the loan back:

Income Qualified Homebuyer Forgivable Loans

    *

Maximum Homebuyer Affordability Gap Loan Limits: up to $30,000. The loan amount will also consist of any additional City assistance to acquire the property such as downpayment assistance from the American Dream Downpayment Initiative (ADDI)

    *

Term: 5 years for loans less than $15,000; 10 years for loans $15,000 to $30,000

    *

Interest Rate: Zero percent (0%) per annum

    *

      Repayment is not required if:

          o

The initial homeowner remains an owner/occupant of the property for the term of the loan (affordability period); and,

          o

The initial homeowner executes at closing, a non-amortizing, non-recourse, non-interest bearing Promissory Note (Note), Loan Agreement, Mortgage, and Restrictive Covenant (for affordability). The outstanding Principal balance of the Note remains the same as the amount stated at the time of closing until the end of the affordability/loan period.

Just for the record, it's not 25k to help build a house...

if you buy four infill lots, build 4 houses, the city will give you $100,000 in cash when you get occupancy permits above and beyond what you sold them for.

FYI- Dodge Park provides the best view of downtown that I've seen anywhere in Columbus, bar none. I used the view from there as the background in my original version of the logo for Urban Scrawl.

I'd have to say that the contention that Franklinton does not have the interest that the Short North or Old Town East is ludicrous! Look at all the responses on this thread! Look at all the press that Franklinton has been getting! Would it compare to the early outset of attention paid to the Short North or Old Town East? Hell No! Franklinton blows them out of the water in that respect!

I spent a lot of time down there and I wasn't aware that the city would give we 25 thou to help build a house. I was aware that they'd sell a plot of land to build on for $500, but I didn't know about any free cash giveaway!

Let's be honest though, Franklinton has only really had a buzz about it for a short time, and the people that are most likely to move there seem to be the people that have the least amount of resources to pull off a space there. I've had several artists contact me about buying space in Franklinton, and in the end it keeps turning out that they don't have any money, or even the credit or ability to get financing. You can't get something for nothing, even in Franklinton!

People's expectations are really out of whack here. Franklinton won't turn around in a year, and I said the people that are really excited about becoming residents don't have the wherewithal.

CDS sherman wrote i havnt heard anything new on cooper except that AD farrow who was thinking of building a motorcross arena and complex i think has fell through.

yep, that died. I'm actually kind of glad, because I don't think it's the kind of draw the area needs. I can honestly say I have absolutely no idea what it should be...but feel like I'll know it when I hear it.

most def. there was a purposal ohh i think back in the late 80s. they were gonna raze everything from the river to the hospital and turn it into a park. i believe that was an idea that was tossed around maybe 70 80 years ago. if we had a large cool park that wouldnt be so bad here in the area. not something of that size but maybe the size of goodale maybe. dodge doesnt count..lol although its a nice park. we threw a huge event there in sept called urban scrawl. 400 people or so attended and the park worked out great. the view of the skyline was amazing.

p.s. Another amenity, btw, is that Dodge Park has one of the nicest indoor facilities in town as well. Their boxing gym is as good as you'd find in most private gyms, and apparently coached by a former pro.

Well, I'll tell you what...the more I've thought about it, and I've thought about it a lot lately, is that Brewmaster is right on target.

Instead of spending the money the city is on some of the enticements, spending it on something that makes the area a real draw may be of better use. We have COSI on one end, which is cool, but something else, more central to the area...not to mention what happens with Cooper...could make all the difference.

you are very right core. and UDF can always be funny on broad st at certain times of the day...lol .the city really wasnt offering any deals back in those days. unlike today with tax abatments and all the programs. the program that started this thread is a good one. currently there are not alot of takers for the program but the market is not doing very well either. one would say "but now is the time" interest rates being low and all. but its a huge gamble and im not sure if i would even take advantage of it. you cant sell the home for more than x amount and that can really hinder the design and materials of the project which was one of vinces biggest complaints. so maybe down the road there will be more incentives for builders to build and use more accurate designs and material. franklinton is such a huge area. it would take forever to realistically rehad the entire neighborhood. something i wouldnt see in my lifetime. my main focus is east franklinton and i think that is where we will all see the most change in the next 5 to 10 years.
