Highland Management Group breaks ground on new condominiums

Columbus, OH – Just blocks away from downtown’s Short North art district and the newly added I-670 cap, Kramer Place Condominiums, a new three-story, 46-unit building currently under construction, will bring urban living to Italian Village.

According to developer Highland Management Group CEO Scott Mallory, Kramer Place takes its name while paying homage to the former Kramer Paints store whose space the condominiums replace. Kramer Paints provided Italian Village with gallons of hues for years until the property was sold to Highland Management Group for redevelopment.

  • Italian Villiage is one of those neighborhoods I’ve never been really familiar with (despite being of Italian heritage myself) — it just doesn’t seem to stand out amongst the other big urban neighborhoods, and seems to be more a subsection of the Short North rather than it’s own area…

  • Yeah, it’s much smaller than other neighborhoods, and is mostly homes with very few stores/restaurants/etc. So there’s no real draw there for visitors. I’d compare it more to Merion Village or Schumacher Place. They both have interesting archetecture as far as the homes go, but nothing to attract visitors to the neighborhood.

    Anyway, you can pretty much consider this as expansion to the Short North for living options. Once you get off High street in either direction, it stops being “Short North” and turns into Victorian Village or Italian Village. And since the Victorian Village is so historic and protected, don’t expect too much new development coming from there. All the new housing will pop up in Italian Village and that’s where people will live who want to be within walking distance of the Short North without paying High Street prices for an apartment/condo.

    While the weighty Jeffrey Place development takes shape just outside Downtown, other projects are filling in some of the nearby streetscape.

    The most recent is Kramer Place Condominiums, a residential project being built on the site of the former Kramer Paint warehouse at 803 N. 4 th St.

    Highland Management Group plans to erect a three-story building and offer 46 one- and two-bedroom units.

    Scott Mallory, Highland Management chief executive, said he’s planning to include about 5,000 square feet of retail space in his development.

    “Ideally, we’d like to find a local business like a restaurant or a cafe or coffeehouse, something that would fit in there very nicely,” Mallory said.

    Mallory is calling Kramer Place a transitional residence. It’s near I-670, yet is just a couple of blocks from the Short North. Plans call for units ranging from 1,000 to 1,200 square feet in a price range of $149,000 to $450,000.

    “We’re excited about the 4 th Street corridor,” Mallory said. “This is an area that’s growing and emerging.”
