    Project Update: Jeffrey Park

    Local development aficionados have been closely watching the ongoing construction at Jeffrey Park in Italian Village every since it first got started nearly two years ago, and while the project is far from completed, we thought that now was a good time for an update since several residents have officially moved into the first completed apartment units.

    “We’ve already eclipsed 20 leases signed and we’ll have around 50 units ready for move in over the next few weeks,” said Project Manager Sean Cullen of Wagenbrenner Development. “The new residents are very ecstatic about the completed product as well as the great views of Downtown.”

    In addition to the apartments coming online this summer, Cullen said they’re working toward a grand opening of the Community Center building sometime this fall, which will feature the new Hoof Hearted Brewpub. Ground has also been broken on the first for-sale fee-simple townhome units on Neruda Avenue.

    “We have three model for-sale units, which we’ll finish in early August,” said Cullen. “We should have pricing information on those available by the end of June or early July. They’ll be tax abated for 15 years, so buyers will get some savings there.”

    Cullen said that while the apartment market continues to be white hot, the demand for for-sale properties seems to be growing again as well.

    “During the Columbus Underground Urban Living Tour two weeks ago, we had around 10 to 15 serious buyers who were ready to sign that day if we had completed units to sell,” he stated. “The for-sale demand is huge in Italian Village right now, so we’re feeling very positive about that part of the project.”

    The next phase of Jeffrey Park will include a five-story apartment building on the east side of the 41-acre site, which Cullen says they hope to get started in early 2016. Future phases call for more for-sale townhomes in the central part of the site, lining a two-acre public park that will serve the entire community. Once fully completed, Jeffrey Park will add over 1,300 new residences to the Italian Village neighborhood, making it one of the single largest new residential developments in Central Ohio.
