    Project Update: 25 Jeffrey Park

    Construction continues on 25 Jeffrey Park, a condominium development nestled within the larger Jeffrey Park development in Italian Village.

    Developer Chad Seiber, of Mulberry, said that nine units have been completed in the first phase of the project, and that work will start on the second phase as soon as permits are secured. Interest has been strong across the board, he said, with lots of inquiries and a handful of units already sold.

    A new, tricked-out model unit — with an interior designed in collaboration with Shane Spencer of Spencer Design Associates — aims to distinguish the project from the many other local developments vying for the attention of high-end buyers.

    “There are so many other projects going up, we really wanted this to be something unique,” said Seiber.

    “What we’ve done is curated a furniture and art collection for this unit, which I think a first for the Columbus market,” added Spencer. “We want to show prospective buyers a living environment that can be both comfortable and modern but also curated with art that’s local and international.”

    That living environment will come at a cost — a price list for the model supplied by Spencer features a $600 table lamp and a $4,700 Griffith Stool.

    Of course, with a million-dollar corner unit clocking in at nearly 4,000 square feet, 25 Jeffrey Park is not going after the budget-conscious consumer.

    “People who have looked at the corner unit have looked at places like Miranova or Park View or North Bank,” said Seiber. “They’re a high-end, luxury buyer who maybe are looking for something that’s more like a home and less like an apartment.”

    The model unit features a wider footprint than most townhomes, with a kitchen and living area on the first floor. Six additional units will have that floor plan, with asking prices starting in the low 600’s. Units with a second, more narrow floor plan start at $475,000. All of the townhomes will have attached two-car garages.

    Mulberry has another other project nearby — the Christopher, at 901 North Fourth Street — that Seiber said is scheduled to break ground next month. His company will only be developing the residential potion of the project, which will feature two-bedroom condominiums for under $400,000. A second new building next door is now slated to be offices, not apartments as originally planned.
