Plaza, Edwards plan new downtown housing projects

Plaza, Edwards seeking OK for pair of downtown residential projects

Plans for the next wave of downtown housing by developers Plaza Properties Inc. and Edwards Cos. will headline the Feb. 4 agenda of the Columbus Downtown Commission.

Edwards’ Gay Street Condominiums LLC will seek approval for construction of 24 one-bedroom flats and four two-bedroom penthouses at 223-235 E. Long St. The contemporary-style project designed by Brian Kent Jones Architects Inc. would include a 30-slot parking deck set half a level below grade on three sides of the five-story condo building. An environmentally friendly roof is proposed to cap the garage with landscaping beds along North Sixth and East Gay streets.

Meanwhile, Plaza Properties continues to prepare a 23-acre industrial site west of the Arena District for redevelopment as a residential and commercial project. The developer will ask the downtown commission for an OK to demolish the former Union Fork & Hoe Co. building at 500 W. Nationwide Blvd.

  • whoa whoa whoa …… i had no idea a 5 story building was part of the ‘One Neighborhood’ project AND I had no idea that it was slated as the next piece they plan on breaking ground on.  This is amazing.  I’ve said it in other threads, but I freakin’ love this developement.  I know people in the past have stated how they wanted a more dense vision; I hope this helps some of the nay-sayers.

  • I was also not aware that a 5-story building was being planned for Neighborhood Launch. That is good to hear.

    Also nice to get an update on the Pen West / Jaeger Machine Co project on the western tip of the Arena District. Been awhile since we’ve heard about that. Sounds like it’s still a long ways off from the final project completion (I’d be surprised if it didn’t take another 10 years) but good to hear that it hasn’t been cancelled.
  • I was a bit skeptical about this development when it first broke ground. Now that first phase has been built I really like it. The addition of 5 story buildings only make things better!

    The other news about the 23 story complex in the arena district is also great to hear. I amazed it has not be canceled due to the current housing market.

  • Wonderful news for Gay St. and why would the housing market have anything to do with the Jaeger development? It’d be one thing if development was stalled across the board, but exurbs, especially Delaware County, is seeing tons of new development now. The Jaeger development has no excuse for not being under construction as we speak.

    Its a 23 acre site (Union Tools and Jaeger), and sorry to say, at this point they are just talking about demolition of the existing Union Tools building.

  • What sort of shape is that building in? Is it even worth considering saving?

  • Never been inside, but Union Fork and Hoe is a pretty good candidate for industrial building-turned-into-something-new-and-cool (ala buggyworks), but the costs may be prohibitive there, depending on its interior condition….  I always hate to see an opportunity lost of incorporating some of the site’s industrial heritage on a site that is so big to begin with.

  • Recycling buildings is always great, but I think Downtown proper has a better chance with buildings that lend themselves to conversion.

  • Woops, my bad. That’s what I get for not reading too closely. I recall sometime back a couple of renderigs about the possible “tower” that might be built there. 3 high rises are still in the planning phase according to emporis.com. If someone had a membership we could find out what they are. wink wink.

    Did anyone know that the Jaeger *Office* Building is on the National Registry of Historic places? I had no idea until it showed on wikipedia http://www.archiplanet.org/wiki/Jaeger_Machine_Company_Office_Building . I believe this is a different building than the warehouses that are going to be demolished.

  • Couldn’t find anything on the website, but it has been updated. I loved this quote.

    “Walk, bike or scoot your way to work, to dinner or to run your errands. Everything you need is right here in your neighborhood.”

  • I know it says 223 – 235 Long street, but I think most of this will be on 5th street.  The current condos are on 5th from Gay to Elm.  I’m thinking this next building will continue down that street and end at Long.

  • Word has it that the City may have promised the developer that they would build a garage for this project and the owners will get to use it for their tenants. 

  • The garage at Fourth and gay was announced about a year ago, and I think the site is already cleared for construction to begin soon. From what I’ve read though it will be a 4-story 682-space public garage that the city owns. Did you hear that this arrangement is a paid one? I can’t imagine the city would be too keen on giving up revenue generating parking space for free. 

    Besides… it seems like most all of the Neighborhood Launch development has parking built into it. They’ve got rows of attached garages, and that rendering for the new building includes underground parking. 
    I could potentially see it being an option for tenants to purchase a discounted monthly pass to park in the garage if they’ve got an extra car or something. But I’m skeptical that the city is building that big of a garage just for extra Neighborhood Launch parking.
  • As with anything the initial purpose could be changed a number of times.  What I belive was going to happen was it was extra parking no charge for the residential projects that the deveoper is planning. 
    It may fit in with plans further out in the future???
