Developers of Pen West, an area west of Neil Avenue adjacent to Nationwide Arena, say there’s no doubt the construction of the ballpark at the northwest corner of Neil and Nationwide Boulevard will help spark development in the former industrial area.

“It is a run-down industrial district and it has been for a long time, but that’s ended,” says developer Kyle Katz of Katz Interests Inc., who intends for his loft condo conversion of the 440 W. Nationwide Blvd. Buggyworks building to be the first step in his continuing mixed-use development scheme for the 3.5 acres that Buggyworks Development LLC controls immediately west of the ballpark site.

William Schottenstein, principal of Arshot Investment Corp., owns the office building at 530 W. Spring St. as part of about 3 acres of property holdings. Two towers have long been planned for his land at Nationwide Boulevard and Hocking Street behind his two-story Spring Street building.

Plaza Properties owns the five-acre former Union Fork and Hoe factory site. The master plan for the property calls for about 1,200 residential units. “It’s earmarked for a lot of residential use, multifamily, multistory buildings – getting them up in the air to see the river and the confluence.” The existing boat launch is designated to be part of park frontage buffering the river and development.

  • holy shit, a potential two towers and another 1200 residential units, plus whatever else. get to it. i just wander if kyle katz is still planning on building his proposed condo tower. and the railroad runs right thru the middle of it all, can anyone say mass transit station. ok, i’m getting ahead of myself. it gives me goosebumps just thinking about it.

    by the way, has anyone heard anything else about casto and their proposed development of the parking lots across from lodge bar. what an eyesore.

  • and one more thing. i still think that small power plant or whatever the hell it is at the end of nationwide blvd. should be turned into a retail, entertainment complex, sort of like baltimore’s power plant.

    Yeah, this is great news. It’ll add a huge chunk of residential units to downtown. I’m wondering what they’re going to be priced like. Hopefully something a bit more affordable than what can be found currently around the Arena, but I have to say I’m doubtful.

    It was mentioned recently in Columbus Monthly that Giant Eagle may be opening a store there and closing their one in Victorian Village.

    Hopefully we’ll see a real proposal soon, and hopefully it will be something mixed use like the original proposal was. I agree with you that the area is a huge waste of space.

  • Thanks for the coverage in CU and to reply to jpizzow, I am still intent upon a tower at The Buggyworks. The timing will be driven by the market. Currently, I have 34 lofts that are being sold at the project. These will be the last of the timber and beam, authentic urban lofts that we’ll be able to construct here. These lofts will envelope Firestone Alley and comprise the residential portion of the next wave of development here. There will be approximately 75,000 sf of commercial / retail space that will accompany these lofts and will complete our urban village. The tower would be made available after the the completion of the ballpark and street improvements currently under way.

    For those of you that have not vetured down to this part of downtown, get on your bikes or walk the area; the potential is evident and exiting. If you’re driving, watch out for the evolving road closures and construction.
