Nationwide Realty Investors (the development arm of Nationwide Insurance) is filling in yet another surface parking lot in the Arena District. A new five-story 120-unit apartment building has been proposed to sit facing The LC Pavilion across Neil Avenue. The apartment development is being called Flats II, which will complement two similar buildings (Flats on Vine) located just north on the other side of the railroad tracks.
The 120 unit building will contain a mix of 91 one-bedroom units and 29 two-bedroom units ranging from 600 square feet to 1292 square feet. Amenities include a clubhouse, pool and fitness room shared with the rest of the Flats on Vine units. The building is designed by Sullivan Bruck Architects.
“NRI is working on projects in other markets as well as in other parts of Central Ohio, but the area in and around Downtown is definitely the most active right now,” said Brian Ellis, President of Nationwide Realty Investors, during an interview in April on the state of NRI’s residential development. “We have as much momentum right now in the Arena District as we’ve ever had.”
Flats II is expected to be approved by the Downtown Commission on August 28th and construction should begin in September. First occupancy of the building is planned for Fall 2013.

Really? Do you walk under the rail overpass and up the grade in your towel, carrying a backpack with accessories? Or will you walk an equal distance in a custom over-the-rail private walkway with the same accessories? Then back again.
Just wanted to get the negatives out of the way first. I love the fact that NRI is building a 5-story apartment building. It just annoys me to no end that the truth is short-changed when it comes to residential real estate. The graphics show connection to a garage, but only a sidewalk to Flats on Vine I with its shared amenities.
And yes, I’m jealous that I’ll never be able to afford $2,000 a month for a 1,200 sq ft apartment. I’m close, paying only $1,000 for 1,200 sq ft feet just south of I-670, but that’s it.
Agreed econJoe. I’m really tired of the suburban treatment of separating the walkway with a grass “yard”. This is downtown and buildings constructed down here should be woven into the urban fabric by building up to the street. There should even be a bar/restaurant space at the SW corner, especially since it is right across the street from major event venues. On the bright side, say goodbye to another parking lot.
Wasn’t the plan for this area to create less dense, lower price point apartments? Or is this a different arena district location?
@hdtvohio – It sounds like you’re referring to the former casino location. That 30 acres of land located west of The Buggyworks building is planned as a lower density development with lower price points. More info on that, here:
