Developer doesn’t shy away from putting up more condos, townhomes

Edwards Cos.’ Neighborhood Launch project, which covers several city blocks east of the intersection of 4th and Gay streets, is one of the exceptions to the recent condo downturn. The neighborhood aspect of the project — Downtown condos you don’t need an elevator to reach — is a major selling point. Edwards has nearly completed the first 47 units of the 300-unit project and this spring will begin building the next phase.

  • Was the “brownstone” style started in Chicago?  If so, then it doesnt bother me because its just giving a description of the style.  If not, then yeah, I’d rather they just said “beautiful brownstones” … which they are.

  • I’d rather have a classic brownstone that the convention center theme they got going on there.
    that ‘Chicago’ rub just irks me is all.

  • I saw the fountain was turned on in the pretty sand colored buildings’ courtyard. I wish I could have worked outside there. :)

  • Wonder if construction will start soon on the next phase.  If you look on their website it shows that most of the units are sold right now.

  • Nice!!!  I check their website everyday for news on when they were starting the next phase and I run by these about 3 times a week while out running/biking.  I love this developement and can’t wait to see what this next phase ends up looking like.

  • Ran by last night to check out progress.  The section they have roped off is quite large, I wonder if they are going with the 5 story “Tower” here or if they’re going to continue the Townhomes (either is fine with me).

  • I could have sworn that the 5-story building was proposed for facing Long Street and not Gay Street, so I would assume these would be new townhome-style buildings. Of course… I guess that could have been changed somewhere between now and whenever that info was originally posted (March-ish?).

  • yeah, i thought the 5 story building was going on the Long street side too.  I wonder if they’re putting that one on hold until this phase is done.  Also, if you look at the virtual exterior walk through, this next section looks like it “should” have a cafe too.

  • I didn’t know the 5 story building is going on Long. From the video, I have a hard time picturing how this is going to look if the neighboring lots aren’t also prepped for development. If they only develop this lot first this phase is going to end very abruptly, since there’s supposed to be a seamless stretch of townhomes up to Grant(?). Whatever, I just want it built.

    I hope with the 5 story building on Long that it might encourage spin-off development. Some people here said that they’d prefer Gay St to be totally lined with retail, but east of 3rd St, Long can easily pick up where retail on Gay ends. There’s already B1 Bicycles, a vacant space in the same building (biker bar anyone?). Next to that is this building which has been empty forever which has a large window space for retail of some sort. Not sure if the problem is lack of interest or if the owner is being an asshole and just sitting on it til who knows when (a pretty common problem Downtown). Further east of Slammers is a trio of buildings with two vacant retail spots and one occupied by architects, so as you can see what little is there is not being utilized. Maybe converting Long between High and Washington to a calmed two-way would generate interest…

    As far as the Chicago-style brownstone goes, these are totally different and wouldn’t confuse anyone. Don’t you guys remember when everything was “New York style lofts”? I couldn’t help but laugh.
