Residents will be able to learn details about Nationwide Realty Investors and Equity’s plans for redevelopment of the former Big Bear property on Goodale Boulevard at two meetings to be held next month.
Grandview Heights City Council will hold a special meeting at 7 p.m. Dec. 13, when city officials will review the proposed update of the community plan for the Goodale Boulevard area and also discuss the process for the city’s consideration of Nationwide’s plans for the 60-acre site.
Representatives of Nationwide are expected to attend the Dec. 19 Grandview Planning Commission meeting and make an informal presentation about the redevelopment plan for the Big Bear property. The developer will not be making a formal application at the meeting, which will begin at 7 p.m.
Nationwide is planning a large mixed-use development featuring office, commercial/retail and residential components, according to Mayor Ray DeGraw. The project will also likely include some sort of open recreational space.
The proposed redevelopment “is exactly what we’ve said we want” for the Big Bear property, he said. “It’s a mixed-use, large density project. I’m excited about it and I think the community will be excited when they hear the specifics.”

high density, thank you. i wander if they have anything worked in the plan for a future transit stop for the now all but forgotten 315 tech corridor. the overall plan was supposed to have a future light rail line. haven’t heard anything about it for months.
Yeah…I’m sure they’ll factor in a mix of densities…hopefully a few more dense pockets than the Gay St. Neighborhood.

Grandview city officials with host a set of public meetings — the first at 7 p.m. Dec. 13 at the city’s Municipal Building, 1016 Grandview Ave., and another at 7 p.m. Dec. 19 at an undetermined location — for the city’s first detailed public discussions about the project.
What lies ahead for the land is “big,” Mayor Ray DeGraw said.
It’s no secret that city officials want to see a mixed-use development that combines office, retail and residential space on the site, said DeGraw. The plans to seem to offer just that, he said.
“It’s a true mixed-use,” he said of the soon-to-be-revealed plans.
NRI will “give a visual sense” of its plans for the roughly 100-acre commercial and industrial district at the Dec. 19 meeting, said DeGraw.

She asked questions about the JV situation. She seems very interested in the developments in Grandview.
She seemed somewhat empathetic to the artists that are working in the area…

whoooaaa there…the firefighters got a bit over anxious when they heard that…so we had to change it. water from a firehose isn’t like bouncing through a sprinkler. :)

Grandview Heights is inviting residents to a meeting tonight to talk about plans for the former Big Bear property.
On Wednesday, Nationwide Realty Investors will take its turn.
Nationwide Realty and Equity, a real-estate company, controls more than 60 acres between Goodale Boulevard and W. 3rd Avenue; 40 additional acres in that area are also available for development.
“Residents are concerned about what it will look like and what the goals of the city are,” said Patrik Bowman, Grandview’s development director. He said the suburb, which has lost significant commercial tax base in recent years, “needs all the revenue it can get.”

I went. Some others on this board were there.
I spoke up during the question and answer section. I was concerned about the lack of direction the city has with this development. It has to be the biggest thing to happen in this city for a long time… and the people in charge of making good choices about how it is run are instead “waiting to see what they offer”
In my experience so far… if you go to a developer with a list of things you do and don’t want in the area… the process works much better.
I’m not saying NRI has the desire to ruin the area, but Grandview is an area that very much has an identity right now… and these major development plans could alter the shape of the city drastically.
I just wish the city planners were more apt to be proactive.
True as far as it goes, but NRI is going to be the one writing the checks at the end of the day–both for the construction and for all the continuing tax revenue. Not to mention they’re the ones with the architects and developers and the rest of the flotilla of support staff and outside help.
Not entirely sure that’s a bad thing, but then again, I’m a big fan of the Arena District (and a big fan of the fact that it’s maintained demand even amidst the national slump).
So was anything said worth reporting? I did read yesterday that NRI bought the first property west of the RR, on the North side of Third. This is the first property in that area that they bought, that is in Columbus. The speculation was that they would need the office space to move some of the displaced companies when they start redeveloping.
There was nothing worth reporting other than about 20 slides of “options”.
I really feel that the meeting was designed to quell public questions and give the local paper something to talk about.
Just my opinion.
Still, better they do it than they don’t. If they hadn’t held the meeting, then people would be worrying about what all was being hidden, rather than being bored to tears with the fact that not a whole lot of talk-worthy action has happened yet.
City officials get ready as announcement looms

Nearly 75 people gathered in Grandview Heights last week as officials reviewed their approach to redeveloping the industrial corner of the city.
Grandview Heights Mayor Ray DeGraw and city Director of Administration Pat Bowman used the Thursday, Dec. 13, public meeting to answer questions and to outline the planning strategy for the city’s easternmost commerce district, located between Goodale Boulevard and Third Avenue and home of the former Big Bear facility.
Since 2006, Nationwide Realty Investors Ltd. has acquired more than 60 acres and has spent more than $18 million on acquisitions in the district, according to figures from the Franklin County Auditor’s office
Today, Dec. 19, NRI representatives will reveal at least some of the company’s preliminary development ideas for the area during a public meeting.
