KLBNA Announces Development for East Long

Press Release wrote The King-Lincoln Bronzeville Neighbor-hood Association (KLBA) has announced plans to develop new commercial and residential for two city blocks along East Long Street. KLBNA has successfully concluded agreements with the principal land-owners along East Long between Garfield Avenue and North 17th who intend to clear existing buildings and incorporate vacant lots into a master redevelopment for the large section of the Long Street commercial corridor.

The development plan for East Long was warmly received by six members of Columbus City Council who attended a community-wide meeting for East Long Street convened by City Council at the Martin Luther King Center last month. KLBNA intends to marry its development with the new residential project underway at Monroe and Long Street being spearheaded by the Glavin Group.

KLBNA is highlighting what it terms “sustainable and appropriate redevelopment” for Long Street that includes the active involvement of community stakeholders and acknowledges the commitments of the business owners and property owners who have decades-long involvement in the revitalization of East Long.

The Long Street master plan combines street level commercial with loft apartments and condominiums. Asserting that affordability is a major key to sustainability when it comes to central city revitalization, the KLBNA plan places a premium on designs that produce middle market residential products and accommodate the requirements of small business.

By bringing its development partners who own the land to the table with its lead developer at the front-end, KLBNA expects to create an ambitious development agenda that avoids the neighborhood contention that so often hinders neighborhood revitalization.

The western end of the development is already anchored by the Hamilton Park Place Condominiums, located at Hamilton and East Long, developed by Columbus attorney John Waddy. Partnering with the Phoenix Rehab Group, Waddy has renovated the four-story building originally built in 1909. Hamilton Park now features 12 one- and two-story condominiums.

  • nice, this is what i like to see and fully expected to see. except not of this magnitude, two city blocks. the snowball is getting bigger.

  • I spent some time in this area the other day. There are currently some beautiful homes on the market, historic, some brick, and at great values. Pioneering in this area would be a great thing. The only shame for me, personally, was that the homes that I like are ‘too large.’ I prefer smaller spaces, those under about 1500 sq. ft. Check it out and let’s get the area going!

    There are a lot of smaller houses about that size on 20th-22nd between Long and Broad. I haven’t looked at the listing recently enough to know whats for sale though.

    These condominiums are very nice and probably the best deal for condos near downtown. If he does the same quality work along long, I will be very happy.

  • I’ve been through those condos, they’re pretty nice and very well priced. Just think, a half a mile closer to downtown and they would be damn near double the price.

  • I wish they had more info on their site. I heard that they units start at 120k, and I assume that’s for the 800sqft ones (which is still cheaper and bigger than the Yukon units). I’d like to know how big those two-bedroom ones are though and how much they run for.

    Are you asking about the Hamilton Park Place condos? There are a number of them currently in the MLS.

    1,500 s.f., 2 bedroom, 2.5 baths for 239K.

    1,400 s.f. and you’re down to 218K.

    1,000 s.f., 1 bedroom, 1.5 bath for 165K

    And a 1 bedroom, 1 bath (no SF listed) for 139K.
