Grandview Yard Announces Phase One

According to this article in today’s Dispatch, the first phase of the Grandview Yard development will include a 126-room Hyatt hotel, an Urban Active Fitness Center, a Jason’s Deli, a three-story office building, and a parking garage.

The plan will be formally presented to the Grandview Planning Commission next Wednesday and more details will follow then.

  • I haven’t given this a ton of thought yet today, but my first impression is that I like what I see. Semi-dense (denser than most of Grandview), looks pedestrian friendly, and no surface lots. Sure, the garage, could have been stacked a bit more, or included some ground-floor retail, but I like that the hotel, offices, and gym seem to all be sharing the same parking structure, making it more than just a single-business garage.

    As for the direct correlation to the Arena District, I say BAH! According to the data, Grandview Yard is going to take 10-15 years to build out. I imagine the Arena District is at the very least another 5-10 to build out the area around Neil & Vine and the area at Nationwide & High… not to mention the possibility of the redevelopment of their flat lot at the NE corner of Nationwide & Neil, and another building along 33 on the NE corner of Neil.

    I’d rather see both of these developments happening at the same time (which is what they’re doing), rather than wait until one is 100% before starting the other one.

  • The link below has some other pictures that includes a site plan that I had not seen before.  If fully built out, I would think this project would complement the Arena District Development.  All that is missing is the light rail station(s) between Grandview Yard and Gowdy Field…

  • I don’t see any gates on the parking garage.  One would hope the parking will be free a la Easton if The Yard is going to attract casual shoppers, but with limited land and its proximity to downtown & OSU - is free parking an absolute given?  As a homeowner just blocks away from the development, I hope I won’t have to worry about the parking situation in my neighborhood if they start putting gates on these garages and force cars onto my street.

  • I’d be really surprised if they charged for parking.

  • I wouldn’t worry about people parking on neighborhood streets even if they charge for parking. I’d assume Grandview would simply issue permits just like they do for streets next to Grandview avenue and 3rd.

  • Those permits are a concern too.  Not to sound petty, but I have guest over all the time and they’ll probably be less likely to stop by if they need a permit to park anywhere within 3 blocks of my house.  I guess that’s the price you pay for progress…

  • Do you have a driveway?  Couldnt you park on the street and have them park at your house?  Also, if you live close enough to GY where you’d need a permit, couldn’t they just use the free parking garage?  I actually would find that easier than trying to park on the street.

  • Columbus city street permits come with a hang tag for guests to use. Maybe thats a solution if permitting happens. 

  • Just keep in mind that you guys are discussing a hypothetical situation that is very likely NOT going to be a problem. ;)

  • Grandview uses hang tags for permits and you get 6 per house (they don’t expire either). I just give them to friends when they stop by, it really isn’t a big deal.

    I agree with Walker though, I doubt parking will be much of a problem though.

  • Maybe I missed it, but do we know when they will be breaking ground?

  • I’m not a student of Architecture, but, I have to say, I don’t find the buildings interesting, attractive, distinctive, or innovative.   Its just another set of big boxes.   There may be some subtle design elements that the photos just can’t depict, but, the only thing differentiating this from Easton, (or grove city, or Hillard, or, Polaris or…) is location.   Columbus has such a RICH history of architecture.  I wish we would build less and build better for longer term gain.

  • Except for the pleasent surprise of the modern design of the Urban Active building, I can’t say that I’m surprised to see the others built in brick. Is it too much to ask to get a little creativity around here. More brick boxes? Are you serious!?

    If I were a developer, I’d have Moody Nolan design everything for me. They know how to turn heads……..if you’re into that modern look, which I happen to love. I can’t wait to see what they bring to us when the final design of the convention hotel is revealed. It should be pretty cool looking.

  • At the risk of having Walker make fun of me for complaining about the same thing repeatedly, these buildings are boring as shit.  Like TNB said, they look just like the buildings across the street from Easton.  Or the Arena District.  Or the new River South parking garage.     

  • I do agree I’m not 100% sold on the design, but this project is enormous and expensive already.  I wonder how much more it costs to build ‘non-traditional’ designed buildings.  With a down economy, I’m just thankful something is being built.

  • Was thinking about it and I’m actually super pumped about the Urban Active.  There are a ton of people that live downtown/Grandview and work up in Polaris (where they just opened their latest Urban Active).  I now have a gym that I can go to right after work or bike to on the weekend …. yep pretty much loving this.  Wonder when they will be completed.

  • Surber17, you can only be a cheerleader for NRI for so long before it is obvious you are a subsidized plant.

    See that crap in the bottom right of the webcam? That’s Allied Metal Services, a scrapyard. Most of the action for now will be watching them move their piles of junk around.
