Grandview Yard Announces Phase One

According to this article in today’s Dispatch, the first phase of the Grandview Yard development will include a 126-room Hyatt hotel, an Urban Active Fitness Center, a Jason’s Deli, a three-story office building, and a parking garage.

The plan will be formally presented to the Grandview Planning Commission next Wednesday and more details will follow then.

  • What a TOD opportunity this site could be?  Only wish that light rail would pass this site someday.  Seems like NRI is going about this development well so far.  Hopefully, as time passes this development will become a dense neighborhood that doesn’t conflict with surrounding retail establishments.  Infill is a good thing. 

  • I think the “they” is the City of Columbus in terms of taxes and jobs. Correct?

    Also I find it beneficial that they are pursuing a parking garage instead of a surface lot. I think that will add to overall density of the project. And who knows maybe a couple of bike racks too :)

  • @jpizzow – give me a call when you need a new TV or surround sound system.  I guess I need to do a better job of letting the urban community there is an alternative to Best Buy http://www.resav.com

    As to the GY development – I’m not disappointed yet but will be when they have all the surface parking lots. Has anyone seen the plans for a parking deck?

    Yes. It was mentioned in the original post up top and in the Dispatch article. I imagine there will be some surface parking too. We should see some renderings next week from NRI. ;)

    It looks like Phase 1 is “Development Block G”.

  • Wow, “Development Block G” is the corner at Goodale. Right now that is about as desolate as it gets. For some reason I always associate the section off of 3rd as being the focal point.

    I don’t know much of Urban Active. I remember visiting the Urban Active in Hilliard when it was new and still called ‘Gold’s Gym’. It was like visiting a used car lot. I foolishly gave them some contact info and I was getting calls for weeks. YUCK.

    Grandview has Go Fitness, Snap Fitness and several boutique personal trainer studios.  I guess there is room for another gym, I just hope that they have toned down the money machine aspect in favor of the fitness machine. Also they should probably change the name to ‘suburban active’.

  • Ran around where GY is going on friday and I have to say this place has HUGE potential.  First off this this is a lot bigger than I first thought.  Second, if they were to build 3-4 story apts/condos you could have an amazing view of downtown.  Third, with some basic bike path upgrades, you could get to downtown on bike in less than 5 min.  So I have hope that it is done right because this can really be a great thing.

  • I believe $$ has been approved for a downtown connection to the Olentangy Trail at the Goodale Bridge / 315 Overpass.  Now if only they could do something about making 3rd Ave more bike friendly under the railroad overpass this would really put GView and The Yard on the trail.  It should also be interesting to see how bikes will be crossing Olentangy RR at Goodale.  There is already a good mile’s worth of new “bikepath” in front of the new Goudy Field buildings (Time Warner) that better resembles an inexpensive sidewalk, so maybe this is all part of the plan?

  • @CbusIslander: Grandview Yard was part of the original 315 Technology Corridor that the city and OSU announced a hundred years ago. I believe Goodale and 5th were supposed to have transit stations, the next one being Lennox and so on. I agree as well, a light rail line could make both sides of the track (fill in parking lots around Time Warner and OSU medical) a very urban and active corridor. I’m sure, if it’s still in the pipeline, that it will take forever to come to fruition, like most things around here. Either way, I’m excited to finally see this move forward.

    The public will have its first chance to see details of the Grandview Yard development tonight.

    And the five-member Grandview Heights Planning Commission will take its first step toward city approval of the project, which could transform the suburb’s eastern border and generate millions of dollars in tax revenue.

    Detailed building plans and traffic projections are among the issues the commission is expected to hear questions about and vote on at the 7 p.m. meeting at Grandview Center, 1515 W. Goodale Blvd.

    From about half way down:
    The four buildings will reside between Yard Street — the main north-south thoroughfare expected to be installed in the Yard — and another as-yet-unnamed street roughly a block east of Northwest Boulevard.

    The plans include a 96,000-square-foot, three-story office-retail building at the corner of Goodale Boulevard and Yard Street with a six-story, 82,000-square-foot, 126-room Hyatt Place hotel just to the north.

    West of the office-retail building will be a 42,000-square-foot, two-story Urban Active Fitness center and, just north of that, a one-story, 79,000-square-foot parking garage containing 509 parking spaces.

    A one story parking garage, does that even count as a parking garage?

  • one story parking garage????   wtf????  if you’re going to build a one story parking garage, then you might as well bury it and put a park on top. at least it would look better. is this garage wrapped with retail?

  • BTW, does anyone have the photos of the buildings. The slideshow is not working for me.

    I’m glad something of this magnitude is happening in Grandview Heights because it is a great neighborhood and will be a plus for the entire city. However, I can’t help but be a little skeptical, pissed, impatient, a whole slew of emotions, as to why NRI isn’t concentrating on filling out the Arena District first. I have not heard anything since they revealed those plans a while ago for the final phase: offices, RESIDENTIAL, retail, parking garage. Is this still going to happen anytime soon? I would at least like to see the apartments move forward as I know the rental market is pretty descent right now. I could see them renting these out easily, especially in the AD. I know some may find this hard to accept, but I don’t believe the AD is truly a neighborhood…….yet. There are way too many holes (some of the most valuable real estate in downtown.) The number of housing units and price ranges isn’t even close yet. That area with the dirt parking lots looks horrible. Thousands of people drive by it everyday. Even more (the demographic we are trying to retain) see it every weekend. How “cool” and  urban can a city feel with a huge scar like that. There is still a huge amount of land available between the river and I-670. I don’t know, I just wish they would finish what they started.

    And don’t tell me it’s a financing thing or else they wouldn’t be getting $40 million to build in Grandview Yard.

    The one-story garage (two levels of parking) sounds exactly like the one for the Hilton at Easton.

    Everything I’ve read has made it sound like GV Yard would be about as densely developed as Easton, so I don’t think this news really comes as any big shock.

  • When I first looked at this I was p!ssed, but now i’ve figured out where its going and I’m ok with it.  If you look at this picture:

    It looks to be going in the top right green corner.  BTW I just realized there are 3 pages to that.  The second and third really help in figuring out the layout.

    Anyway, this is just the southern corner of the developement and I’m fine with what they’re putting in.  The hotel should have some really good views of downtown and the Urban Active building is kind of pleasing to the eye.  I’ll be interested to see drawings for the rest of the phases, but for now, I’m ok with this.
    @jpizzow – I’m with ya.  If they would have started building those apt’s 2 years ago I’m sure I would have been one of the first renters.
