Nation’s First Hybrid-Homeâ„¢ Concept Brings Power Brokers To Short North

Ohio’s 68th Governor will cut the ribbon to launch construction of IBIZA on High, the $45 million, 11-story, first-of-its-kind condominium venture to be built in the heart of the Short North Arts & Entertainment District.

IBIZA on High and its adjoining 250-space Short North Parking Deck will be celebrated from 5:00 to 10:00 pm during the Saturday, April 5th Short North Gallery Hop by more than 300 guests comprising a Who’s Who of Central Ohio. The Governor will cut the proverbial ribbon at 5:30 pm on the IBIZA site at the corner of North High Street and Hubbard Avenue.

The buzz about IBIZA is attracting Governor Ted Strickland and other high-ranking government officials, the region’s top business leaders, journalists and artists, the culture crowd and others who like to keep their collective finger on the pulse of Columbus because it is said to be a place of many firsts.

The first massive economic development initiative in the Short North: A $45 million injection into the local economy creating 200 new jobs (100 full time permanent jobs in 23,000 sq. feet of commercial space) and sustaining 250+ construction jobs during IBIZA’s two year building phase.

The first public / private partnership to bring desperately needed parking to the Short North.

The first-of-its-kind Short North investment: IBIZA is a unique and positive example of a city creatively assisting by implementing a TIF so the neighborhood can pay for development with its own tax dollars.

The first official application of the Hybrid-Homeâ„¢ concept: IBIZA manages to merge the best and the brightest of downtown urban living with the kind of convenience once available only in suburbia. Urban living, suburban conveniences and “green” friendly design.

  • Let’s hope for some friendly competition between Jackson and Ibiza in terms of quality, value, and speed of delivery.

  • Walker is very good and bringing this back around to the positive – perhaps a future in politics? You’re right Walker, this is a very good development, the press release just sounds awkward and funny. Sort of like it was written by committee.

  • Is the Jackson even a viable project any more? It ‘broke ground’ and had pre sales last summer, but the lot does not seem any more developed than before the groundbreaking.

    As for the first of its kind, in terms of LEED Certification, a dog park and a pool, then yes, The Ibiza is just that. However, Columbus already has other condos that are mixed use; Yukon Lofts and Carlyles Watch among others. And, let’s not forget the more traditonal mexed use buildings that have been around for years – apartments above the Short North Tavern, Burgundy Room, Roche Bobois, etc. That’s not to say the The Ibiza is not an awesome welcome addition that will raise the bar.

    I checked out the Jackson site Sunday and there is a ton of steel beams on site and stacks of lumber. They have the curb lane of High St. and Wall St in the rear closed off from traffic. I am pretty sure this thing will be risining soon. Even saw an “Over Head Power Lines” sign on Wall St warning the big trucks and boom cranes about the danger posed by electric lines.

    Ibiza is not LEED Certified and is not even on the LEED Radar. This is a misleading Marketing element from Arms Properties, and should be clarified.

    First, you cannot “certify” dirt or drawings. You need to build the building. It has to be registered and then after Occupancy Permits are issued, it can be reviewed for Certification by the USGBC. FYI, there is no such thing as Pre-LEED certified.

    Actually, Yes. And I’ve been seeing his potential customers too. They’re looking for more green interior finishes (my specialty).

    If the momentum can be maintained at Jeffrey Place, I have no doubt that the project will be awesome. and it is LEED-ND registered. They’re issue is a matter of getting/keeping the ball rolling.

    To my knowledge they are not making any great effort to work with the local green building community, beyond showing up at a “get Green” gallery hop.

    Last summer, the JP crew made a great effort at working with the local green community. Spoke at Greendrinks, hosted their own Greendrinks knock-off, and came to the Earth Day festival. Unfortunately, actions speak louder than words and they consistently fail to deliver at any of their developments.

    And while it’s easy to blame their lack of progress on any of their projects on a slow market, other projects starting like Ibiza prove that thats probably not really the case.

    Green is trendy and attracts attention, period.

    Good point on the JP folks failing to deliver at ANY of their developments. I have been a supporter of the project and attended all of those events. There is much more to “being involved in the community” than showing up to tell people about what you have planned. It’s more about the Authenticity of the intentions.

    I’m learning more and more from smaller, more personal developments. There are some really great ones out there. and yes Motorist, you’re right about the slow market blame… I think it’s more about lack of quality product.

    Registered, not certified, right? The USGBC LEED-ND website lists Jeffery Place in Phase 1 (pre-review) of the submittal process.

    And note that it’s just the NB1 — only 1.45 acres, not the full project footprint.

    ND is a trial/pilot, so there are bugs to be worked out.
