Giving the neighborhood a lift

It may come as a surprise to some people that Debra Sampson built up a good part of her 100 hours of “sweat equity” in her new Habitat for Humanity house working on the bathrooms. After all, the six-year employee in OSU’s Facilities Operations and Development spends almost all of her third-shift hours cleaning the bathrooms in Dreese Laboratories. Seems like she might have wanted to put a little more separation between her work and home lives. But that’s just not her way of thinking.

There was an article in the "This Week" paper in Clintonville about the success of the Weinland Park Kroger. This statement by Columbus Development Department Planning Division administrator Vince Papsidero caught my eye:

"A small restaurant or retail operation is to be erected in the spring on a sliver of land along North High, further buffering the view of the parking lot, Papsidero said last week."

Council OKs directing Weinland Park property taxes to upgrades there

Columbus will set aside new property taxes on developments in the Weinland Park neighborhood to pay for streets and other public improvements there. The Columbus City Council approved two tax-increment-financing districts tonight in an agreement with Wagenbrenner Development, the company that is redeveloping the former Columbus Coated Fabrics site with homes and condominiums.

I am wondering if the Wagenbrenner rehab homes and infill houses are property tax abated for a number of years?

Was wandering around checking out a few properties forsale today in Weinland Park and I have to say I am noticing a lot of new stuff. Wagenbrenner has been busy. I also accidently ended up in the part of Hamlet St. that is south of the park and I was impressed. It is different than the more northern student areas. Seems that block is on par with most of IV. I can definitely see potential.

I am wondering how far students are usually willing to walk from campus?

I do not know about walking, but WP has access to a lot of bus routes and riding COTA is part of OSU tuition. I have also heard rumors that OSU may extend the CABS service south on Summit and 4th to the area around Weinland Park Elementary in order to promote safety. I think if the area is nicer than South Campus, students would be willing to walk further for it.

I remember my walk to class in graduate school was about 25 minutes and it was never an issue. I actually quite liked it.

It's hard saying as america gets lazier. XD I used to live on 2nd ave by Cafe Corner and it only took me 17 minutes to walk to the OSU Medical Center...20 to Thompson Library. A lot of people do walk from the southern portion of Campus to the Short North, but like they said before, the bus route is always available and bussing is free to OSU students. I personally don't mind walking, so I'm probably biased. Hell, I walked from my old place at South Campus Gateway, to my new place on W. 2nd Ave, to my landlord's office on Riverside Dr. off of 5th ave all in one day. XD I soon discovered that bussing would be a bit quicker.

Just wanted to give the board a a quick update...The first round of our NSP houses (10 total) all but 1 is in contract. We should have have another 4 houses hitting the market by the end of spring. Also construction on the 6 new builds on the corner of N 4th ST and E 8th should be starting in less than a month.

"Planned" is perhaps too strong a word for where I've heard it come up most recently - as part of residents' wish lists of potential uses for the 3M site at 4th & 5th. There are a lot of different ideas, and the grant that MORPC got to do planning for the site limits the scope of that planning to things related to food, so rec-center-like activities would have to fit within that to be included in the overall plan. And all of it will be contingent upon future fundraising.

Maybe what you've heard puts it in a different context? I hear it mentioned pretty much every time a half-acre of open space seems to be coming available.

I thought I heard Elan mention it as part of the Wagco Grant St development and thought it would be like the one in Harrison West. I assumed it would be closer to the Columbus Coated Fabric site.

I have also heard of it in the 3M context, but that property seems more pie in sky until real funding develops. I was still under the impression that will still be food related also.

Basically, I thought Wagenbrenner was planning one.

yeah, it's two completely different things. The 3M site is the food related MORPC planning grant and pie in the sky is an apt metaphor.

Looks like Third Hand bike co-op may be leaving the neighborhood. I think they have been a great resource.
