It's great to see the Jackson moving so quickly. Wonder if thats why all the folks at the Ibiza camp have been so quite lately. Seems like folks looking for condos in that area will have something tangable quite fast. can't wait to see the finished product.

This project seems to be coming along quite well and will undoubtedly look much nicer than that empty lot.
Just out of curiosity...what's being done in the realm of soundproofing, since the Jackson is practically right on top of Skully's? My ex used to live on W. Greenwood and we could hear the music quite clearly when Skully's back door was open, even though we were a block away from the club.

Amy, we were just thinking about that the other weekend at the Floatation Walls show! We were sitting on the patio and looked up and thought, holy crap, someone's $250K condo is RIGHT THERE! Then again, when I lived in Arena Crossing, if my patio door was shut I really didn't hear Brother's and other Arena District BS all that much even though I was right on top of it.

Somer, I was thinking about that at the show last weekend also! I was standing out on the patio too, and thought to myself, "Gee, it really seems different out here for some reason."
Then, I looked up. Giant. Building. Right. There.And if you want to live in the Jackson's Penthouse, it's $940,000. There had better be some soundproofing for that much $$$. Yowzas!

I believe the best practice is to be proactive with potential negative issues. With Skully's being a vibrant place that operates in the evenings, it does contradict the residential use of The Jackson. However, that does not mean we can't both thrive at a high level. In tight urban settings throughout the country these contradictions are solved all of the time so residents can enjoy a peaceful home and live in city life...New York City, Dallas, Chicago etc
Please notice the north side of The Jackson (south side of Skully's) has a noise barrier wall under construction. This type of approach is similar to what is used on highways to stop loud traffic noise. The highway walls are around 16 feet tall. The wall we are constructing is 24 feet off of the ground. We are also working with noise consultants to study additional measures...we are being proactive so noise isn't a concern.
I have also engaged Skully about working together on this issue/concern. There is not any reason whatsoever for us not to be peaceful neighbors. I love his place and actually stop by more often than not. The 100 residents in The Jackson should be great customers for him.

To the last poster on the article I really like the play on the name…howatzer! When The Dakota was built the same things were being said…dancing nude males on High Street in the Full Monty. Mr. Howatzer you are picking apart the Short North with your comments. The Short North is about all parties and that is why it is the place to live and be. Have you been to Chicago or New York? I encourage you to travel some to see why the urban areas are thriving.
To your presale question. If The Jackson has only sold 35%…why are we building and nobody else?

Preselling is an interesting scenario. Right now any buyer putting down a deposit on a Jackson unit is buying off concept. When someone buys off concept they are trusting a developer. In this environment nobody is trusting any developer. At The Jackson we are changing that trend. To compare our sales with someone else isn't comparing apples to apples. Any sales we obtain off concept is selling off the past. We are selling off other projects in a sense.
If you read the interview with Walker you see how The Jackson is going about things in a different manner. We believe in value and changing the negative trend of not trusting what the developer says. We are adding items to The Jackson and offering finishes that are upgrades to others. To track our presales in this environment and expect The Jackson to be 60% sold off concept isn't realistic. There isn't a project that exists that can get that kind of presell number with true firm contracts.

There is a very important law that protects presale buyer's from losing their "non-refundable" deposit money. The law basically say's a developer must deliver to a buyer the purchased unit within two years from when the purchase contract is signed and deposit paid. The reason this law is in place is for projects not starting on time. It gives buyers some protection if they can't close on their unit within a 2-year period.
The reason I bring this up is very little people know about it or execute it when it applies to them. Last summer I had a presale buyer that wanted her deposit back. At that time I explained to her the deposit is "non-refundable" unless I don't deliver your unit to you within 2 years of our contract. A couple weeks ago this same buyer contacted me wanting to execute her right of getting her "non-refundable" money returned. I told her I would comply with the law and return what is owed. However, I asked her to give me 1-hour of her time and then I would start the paperwork if you she still wanted out.
When we met on site I gave her a tour of our showroom to explain the high end finishes you get with our standard price. I showed why there isn't a need to upgrade at The Jackson because you get so much already. We then went up into the building so she could take a look at her view. She didn't say much until the end of the tour. At that time she said we are doing a great job and the project is impressive. I asked her to just let me know right away if she still wanted out so I can put the unit back onto the market.
The good news is she is still in contract. I promise once you see what you get with your unit you will not be disappointed.

I have brought on Continental Realty to help bring in a big name tenant to anchor the retail. When I say big name that is said loosely. I want a tenant that will be a good strong presence to help fill in High Street in the northern end of the Short North.
As of now I have not committed to any retail tenant. However, talks are underway with multiple folks.

For the tenant, I would like to suggest a North Face store.
Also, have you guys installed a web cam so people can watch the progress? Huntington Park had one and I think I checked it everyday for over a year.

and what's wrong with North Face? Have you seen their store in Chicago ... freakin amazing. I am willing to check out Zara though; I'm also up for a Patagonia store (if they exist).
