FYI, the website for the apartment building going up on Gay St. is up and running.... http://www.369gaystreet.com ....Not going to lie, kind of bummed that their "one bedroom" apartments are actually efficiencies. I was considering moving there. There is no parking either, although they do mention making arrangements for use of neighboring lots. Not sure how that will pan out though. Either way, the building looks great and the price points aren't bad. Drove by today and the first I-beams were going up. Can't wait to see it next spring.

Yeah, why not just call the efficiencies 'studios' instead of advertising 1-br apartments that clearly have no br?

Website also proudly announces 'exposed ceilings,' what are those?

I assumed that since these are being targeted toward CCAD & CSCC students in the area, they wouldn't need much parking since the students either don't have cars or have parking passes for school lots (which they are plenty of nearby).

I'm always surprised that students will pay these prices. Now we know why students borrow so much. In grad school, my budget just reached these rent numbers.

Big misconception about students = no car. Students will need to work to pay that high of rent.

You guys really don't think students' parents pay for anything?

$500-$700/mo isn't that bad for rent in a pretty nice new build.

Can any tell me what it costs to live in the dorms at CCAD?

Anywhere from $600 to $780 per month for the dorms.

These apartments sound competitive, and I have to imagine, larger and more private than a dorm room.

Guess my viewpoint is jaded. My roommates and I left the dorm in a heartbeat to move into a house. Rent: $340/month. I suppose it wasn't the Gateway and that was my $340/mth. I suppose if you have a guardian to help financially why not, but I cringe when I hear classmates pay $600+ all off loan money.

As far as the abigail, always excited to see any quality living quarters downtown. Hope more of this price range continues to fill in downtown.

Heh. I lived in a house off campus for $200/mo only a few short years ago. But I have to imagine that 70s-era dump of a place pales in comparison to a Downtown new build like The Abigail (based on the renderings and plans).

That said, I'd love to see a variety of housing options and price ranges along Grant in the CSCC/CCAD/Capital/Franklin corridor. But at this point, with house virtually non-existant, you can't blame developers for doing after something a bit more high end when the demand so greatly outweighs the supply. Why build something to rent it out cheap if you can rent it out for a higher price?

This is a great new building and should support the campus redesign and the new CSCC student Union synergies - The CSCC student union I think 25MM won't be as grand as OSU's but will definitely be another asset. Hey Walker think all this development puts you in the cat bird seat with KLD and is bumping up on your hood too. Maybe you and Anne will be able to enjoy the city scape additions from your second story - exciting stuff, fun and very cool!

True. No need to assume.

Its popularity really depends how price smart the students are (hint: they aren't). Many of them will likely flock to The Abigail because they won't have to walk far (big plus), it's highly advertised (NEW!), and brand new (FRESH!).

At CCAD, living in Design Square (the fancy 4 bedroom dorms) costs about 7000 dollars per year, with cheaper meal plans in the cafeteria and convenience store on the first floor. The downside that you may only live there for 9 months. The Abigail, on the other hand, would cost about 13,000 for the same 9 month period (or 18,000 for a 12 month lease), not including food and utilities.

The deals honestly get better the further you move from that campus, inversely the CCAD student population gets more sparse with distance. There is an entire row of competitively priced apartments on Town Street, from the Hospital to 71, that beat the Abigail's prices by several hundred dollars (Washington Place charges 700-840 for 2 bedrooms, for example, and The Belmont charges 395 for efficiencies or "one bedroom" as advertised by The Abigail).

I take it they're taking advantage of the students and their parents' money. On the plus side, less chance of drunken idiots in my area if it flies.

It does seem that existing housing in the near community could be better utilized. I would love to see existing nieghborhoods and housing incorporated (ie the Thurber era), but parent's want 'newer and safer' exo-nests for their young ones. Unfortunately, new construction has a much higher price tag. I think there is plenty of housing in the KLD (similar to OSU campus area housing), but it has been given a bad reputation. I wish that would change.

My brother-in-law was looking for an apartment in this area last year and couldn't find anything available. Those places *are* dirt cheap for Downtown living, but seem to be tough to come by. Or at least they were last year.

We live just on the other side of the highway from CCAD and in the past 6 months have seen a noticeable uptick in young adults walking down the street with the big sketch folders. Which I assume are CCAD students walking back and forth from school to apartments. That's anecdotal, but it certainly feels like more students are migrating eastward for cheaper housing. Which is fine with me, because I'd rather have art students living in rental houses rather than empty abandoned houses with no one in them.

That's funny, because I just walked down the street last week and there was a "Room for lease" sign on every building.

It's possible that Broad street forms a sort of mental wall. Crossing either Broad or High makes a location feel further away than it actually is.

From what I've noticed, most of the word about off campus housing seems to spread by ear and they do little of their own research (which I find odd for my generation of facebook junkies). That said, not very many apartment owners think to make themselves known further than a sign in the front yard with a phone number.
