Short North Near Top Of ‘Most Expensive’ List

In Franklin County, it’s no secret that the homes in New Albany and Upper Arlington are expensive. But the next most-expensive area on the list might be a surprise: the Short North and Victorian Village.

Maybe this is just me... but I didn't really find this list to be too surprising. Having 43215 in 3rd place on the list sounds about right.
I'm more surprised that my zip code (43203) isn't further down on the list than #26. I guess there are some pricier homes closer to Broad that probably skew the average/median values.

Those homes on Broad in the KLD aren't selling for much; I tracked one that was on the market for $600k initially a few years back... it finally sold for $200k or thereabouts. Over 5,000 square feet and needed a good amount of cosmetic work.

$200k is still much higher than what a lot of the places in this zip code go for:

Not that Trulia is the best source of info, but a quick search for 43203 shows 63 homes for sale, only six of which are more than $200k.

Woo-Hoo! Go Linden! I suppose it shouldn't surprise me. Most of my neighborhood's telephone poles are adorned with yellow cardstock signs with black sharpie ink promoting "$18,000 fixer-uppers."
Doubt I'd see that in New Albany . . . unless the "fixer-upper" was referring to a lawn mower. :-)

Not surprising at all and I don't think this list takes into account the other expenses incurred living in the Short North such parking.
German Village seems like it is in a sweet spot at only the #10 spot. I view it as still a very desirable place to live and close enough to downtown to enjoy it.

Technically, 43206 includes German Village plus everything eastward to the railroad tracks near Alum Creek Drive:

I don't think you can determine pricing by a zip code in most cases. By neighborhood is better - especially in the city. So, 200K being high for the zip might not tell the whole story.
I live in 43201, right in the heart of Victorian Village. It includes SN/VV to the south, and Weinland Park to the north, as well as other areas. I'm wondering if they removed this zip code because the data comes out so skewed. I don't think you'll find too many 300K homes in Weinland Park, I don't think you'll find too many below 30K - yes, one less zero -- homes in VV (although there are quite a few in 43201).
I'm thrilled to see VV in this position, though :) There are some great neighborhoods in the city, and it's good to see this growing to the point that they carry a whole zip :)

I think this is too broad to be really that useful. I would love it if they did some stories based on nieghborhoods. Weinland Park would be great, I think a lot will be happening there.
I do wonder if the guy paid too much for his SN condo...
I also wonder if they are using appraisal/asking prices for unsold condo's into their data.

Zip Codes are a horrible way to track anything that has to do with Real Estate. They are unfocused, arbitrary areas that take nothing from how the city works or lives into account.
Census blocks might work better but no one pays attention to them.
Even then, in neighborhoods like Olde Towne East where home values differ from block to block, you simply have to do your homework.
Even in Upper Arlington, a 1/4 radius can hit quite a few different home values. If you use 43209 as a basis for homes in Bexley, for example, then you're including Eastmoor and Berwick + vice versa.
Sorry for the mini-rant, it has always bothered me.

43206 right now, used to 43201. But I am looking to buy somewhere cheap.
Good to find this list...not the best to use but helps narrow the list.
