You know, I always thought the 400+ dollar condo fees were insane there...but had absolutely no idea they included cable, internet, and gas. I pay DAMN near that just for those 3 things...

I thought most "downtown" condos included that? My brother has a condo in Chicago, his fees include internet, cable, and electricity. Always thought most places where you live in an actual building instead of a townhome style were like this.

That may be Terr, I've never shopped them really, just saw the fees and thought them high...so it was a revelation for me, and definitely a positive one for those condos!

So whats the LP?
One-meelion dollars?

Think it was 417k from the links?

I think it's far more common for condo fees to include only the expenses related to the upkeep of common areas, and not things like electric, cable, gas, etc. Then again, I don't think it's common for condo fees to be $400+. I live in Victorian Gate, and my fee is $160 for a 1300 sq ft place. After paying for everything else, I think it all pretty much evens out.

$417K seems a little steep to pay for a property you bought a year ago for $357K.

That's nearly 17% appreciation!!! I wasn't aware that Columbus' staying power as 15th most populous city in the U.S., vaulted it to NYC, L.A., and S.F. levels of property appreciation. Isn't it supposed to be a buyers market now anyway?

...but there's a baseball stadium ;)

In my experience, most include water/trash/sewer, but not gas, electric, internet, cable, etc...
You'd be suprised at how low you're heating actually is in a multiple dwelling building. Our gas averages $35/month over the course of the year because we share a floor and three walls.

LOL...even so Brew, my wideopenwest bill is about 220 a month ;)

It's worth as much as someone is willing to pay for it, and the prices are now probably set by the newest condos on the block...north bank condos. If someone wants to live right next to Huntington Park, there are only a few options available.
Real estate is local, and downtown real estate is extremely local in any big city.

...I figured you had one of the draftiest houses in the village! I've had people tell me that they just paid a $350 gas bill!!!

OH, don't get me wrong, my gas/electric bills are just stupid too.
My attic isn't ventilated, so while my downstairs stays about 65, my upstairs stays about 85. My last electric bill was 192 and my highest gas over the winter was around 250.
I would give it all up before cable though LOL!

The Ballpark will totally revolutionize that area. I think the price is attainable...in a year or so and the ballpark is almost done. Not sure about right now.

Me personally I would not pay over 400k for that place. I would though pay 375k for that place. As far as utilities I thought all places with an indoor hallway had joint bills because it was just divided amongst the units. With town home style places it is much easier to do individual billing.

As much as I'd love to see that be the case, I think it's incredibly optimistic. I just see this thing being a giant failure. Not the sale of this condo, which is pretty cool, but the ballpark.

I disagree about the ballpark. Look at the mudhens stadium in Toledo. Toledos downtown was in far worse shape than ours, being 99% of it was boarded up, this ballpark was doing fantastic (I say was because I have not been there in a few years). However, the mudhens fans seem to be much more devout to them than clippers fans.

SEriously...Mudhens fans have been nuts since I was a kid. Apparently there's absolutely nothing else going on in Toledo, but I actually got in regular fights post-Clipper games in Junior High with Mudhen people because they are WAY serious about it.

Just to clarify on my opinion on the baseball stadium. They seem to want to be Wrigley...but they're short about 100 years and the Cubs. People don't care about the Clippers...at all.
