New I-71 interchange could open growth spigot in Delaware County

A new interchange either north or south of the interchange at I-71 and Rts. 36/37 could bring more than relief for commuters. It could lure nearly $1 billion in new business to the region.

Consultant and economist Cheryl Baxter of Chicago-based BaxStarr Consulting Group said that with a new, more business- and commuter-friendly interchange, she sees the county adding 1 million square feet each of retail and office space by 2039, plus another 1 million square feet of industrial, warehouse or manufacturing space. Two 150-room hotels also could be built, as could 800 housing units.

If this article were about rail development, the estimated cost of the project would be in the headline, the economic development factor would be downplayed as something practically make-believe, and there would be at least 4 or 5 quotes from libertarian think tanks and other oppositional groups claiming why the $40,000 study should not even be completed in the first place.

Double standards at their finest.

Anyone want to wager an educated guess as to what this interchange will cost?

I think the real story here is the battle between the developers. Pat Shivley owns land south of Rt 36/37 and Bob Weiler owns land to the north. Depending on where the interchange gets built, one of them will make a lot of money, while the other will make an enormous amount of money.

Thanks for the link. For some reason, $114M sounds like a low figure. Material costs have grown rapidly in the past few years, and highway interchanges generally require a lot of bridge and ramp work. Not that I have any idea as to what these types of things *should* cost.

To put it into perspective though, the 3C Corridor was expected to cost $17M per year for operations while the construction was primarily covered by federal funds.

So for the cost of one highway interchange widening, we could have ran passenger rail from Cleveland to Cincinnati for nearly 7 years.

Wonder what the anticipated maintenance cost will also be for the interchange over it's lifespan?

I imagine that the mall itself will take a huge hit whenever the next mall is built, whether that's off 71 or 23 or 33 or wherever else up there.

As for the retail surround Polaris Mall, I'm sure a lot of it would relocate up the road, in the same way that has affected Crosswoods and Morse/161 before it.

It's more along the lines of Economic Relocation rather than Economic Development.

I was going to guess about $150 M, but without seeing a design first it's hard to guess.

Who in local/state government would be the best person to direct our opposition to this project? If there is an anti-train crowd that lights up the phones every time we consider it, I'd like to be a part of the anti-dumb sprawl projects crowd.

It's expensive. It's being built with public money. It'll rarely get used at full capacity. I may only ever it use it once.

I'm following this thread so I can find out how to oppose this project.

I would agree that the US 36 interchange needs some safety improvements, but a new junction entirely is probably one of the worst ideas that ODOT could propose.
