Who's more ahead? Why?
A: The Short North. Because:
1) Size - The Short North is only 1/2 block deep and one mile long. OTE is roughly the same size as Vic Village, Harrison West, The Short North & Italian Village combined.
2) Location - The Short North has OSU on one side and Downtown on the other. The multi-purpose through-traffic has been a huge boost. OTE has Bexley on the other size, but it's never been leveraged in the same way.
3) Building Stock - OTE has no real viable commercial corridor which makes it almost entirely a residential area and not a "visitor-friendly" district like The Short North.
There's other reasons, but I think those are probably the big 3. They're really two completely different types of areas, so they're really not comparable in an apples to apples kind of way.
That being said, I do personally think there are specific areas on the Near East Side worthy of investment for anyone looking to buy early into an area primed for improvement over the next 5-10-15 years.
And to steer back on topic... I think the area around Children's Hospital is definitely one of those areas. There's so much public and private investment going on right around there that it's almost ridiculous to overlook how this area is going to be transformed in the not-too-distant future.
